Lake Charles economy is unlike most any have seen around the country. They have blue collar workers that make 100K after they pull all their overtime and live like Doctors!

LCH is also oversaturated with attorneys and doctors. Its kind of amazing.


beaumont...less so than the others as most do not live there that work at the plants...everything else is true

the attorney part is because for decades cameron was a huge hub for drilling off shore and lots of supply companies down there....along with that, the industry base and then being located along I-10 it made sense for lots of attorneys that mainly focused on personal injury to setup shop here

as far as too many doctors...na,. imo not even close

LC has lots of professionals though to support the industries that are here. Less finance or tech bros but lots of engineers, lawyers, doctors, etc

as far as corruption etc...most of that has been rooted out in the last decade. one good thing the growth did was kill alot of that shite.

yep...many times a douche but usually he is right and he is really smart...thing is he will make sure you know he is right and he is smart

I work a couple times a month at the GN casino with plumbing. Last year a maintenance guy told me a guy recently blew his brains out on the balcony because he lost everything. He told me it was a hush-hush deal so it wouldn’t tarnish the casino’s reputation and not even KPLC knew about it. He said stuff like that happens more than you think.

I realize they are 2 different places. Was just pointing out Johnson Hall wasn't the only sketchy place in that area 20 plus years ago.

oh ok...yea man really by the late 90s...Gossport wasnt even really that bad compared to the terrace, johnson hall areas etc.

that is incorrect. I work outside at the Nugget and there are cop cars here every damn day. they also walk the property pretty damn often.

Also, until about, maybe 10 years ago, the plants would routinely have releases that led to mass action. They've cleaned up (Especially Citgo) a lot since I moved back in 2008.

At one point in my original firm we had 3 separate mass tort actions against Citgo alone. Chem Waste was the last big one I can remember. That's when I swore off mass tort work.

I told family there I am worried about the real estate prices. I feel like that area has been far overpriced and they are due for a correction that is going to reck those that overspent on housing the last 6 years.

Looking at Graywood alone, many houses for sale.

Its coming.

Ok, you see a cop car a day at two huge multi hundred-million-dollar casinos where prostitution, drug dealing etc. are rampant.

Listen up, they have to show some presence as to not look like they are completely avoiding the area.

2. You have state cops on the premises that audit daily CTR transactions.

I do think the market has softened. We had the huge runup with the SASOL era and then Laura hit, which propped up prices a big. Then the 2021-2022 bubble occurred. It seems like now is the time for that correction to occur. Not like 2008 but 5-10%?

I've been following a house South of town that just lowered its asking price to below what it paid in 2023. They pulled it after a couple of days and I'm curious what they do. I see lots of similar homes going up for rent

Bingo! Smart man waiting. The houses were overpriced, they have been the past decade. Lake Charles is very proud.

Just go look at market time on all Graywood homes. Ive seen some with less than a dozen views on the market over a year.

People dont realize when you put down that big money, you gotta be able to sell it.
