I’d put him to work. Make him mow your grass and rake leaves and shite. That way, you won’t be a dick for kicking him out with nothing. You’ll still be a friend in his eyes.

I was in a similar situation a few years back. The guy kept saying he was moving out but things coincidentally kept happening for him to not be able to leave. Once he got a month and a half behind on rent and bills (and he had left his job two months earlier in anticipation of another job that never came through) he got the boot.

I had warned him a week earlier that either he needed to have my money (*insert Stewie gif here*) or he needed to pack his shite and go. The magic day came and he had no cash so I told him to get his shite and leave. Coincidentally this happened to fall exactly on my birthday.

You have an oral lease that’s being reconducted monthly. Look up the statutes as it relates to notice of termination

Louisiana is a landlord friendly state. IMO If you have no lease, he is trespassing, and can be arrested right now. With a lease, he become a renter and has renters rights. But in Louisiana it's just a five day notice before vection is filed.

Tell him you have to put somebody in there who can pay the rent, because you can't afford to.
