Seems odd you discovered this extensive termite problem just hours after the refi inspection went through clean.

It was a couple weeks ago.

It is. What they do once running out of wood, they start eating the paper on sheetrock.

OP, You need a full inspection from floor to the roof. You also need to look at the outside wall and area to see if you are holding any moisture. Plants, shade, ECT. Remove it ASAP.

It is a brick exterior. We have shrubs and a crape myrtle on that side. It gets a fair amount of shade.

Easily treatable by a termite company. It’s been a while but I’d guess $900-$1400 bucks to treat the house and kill the buggers.

Then some handyman & paint work on that interior wall.

go look for tunnels outside. is your landscaping up next to the house? mulch up to bricks?

call your bug man to kill the termites.

Strip it down to the studs. It's the only way to really tell how extensive the damage may be.

It could go from not too bad to burn the sucker and start over.

Crossing fingers it's not too bad for you

This. Don't freak out. May run up to $3k, but you have no other choice.

And keep your termite bond current.

Just put some dynamite in your house and light it up. I promise they won't be there

Yep, might be just a few studs and drywall. Check for tunnels on the slab outside and open up the drywall.

Termites. We had similar damage in our Walker home. Home repairs were about $1200 , termite treatment and warranty about $700.
Termites seek water & wood. What are you using for flower beds? ie: don’t use wood mulch use pine straw. Good luck!

Just spray fipronil every 3-4 months and don't worry about the damage.

I just discovered termites in my bathroom just over a week ago. Looked very similar to your pics. Had an inspection done and it was determined they came up through opening in slab where the water line came in. Paid $1300 for treatment over the weekend. Thought it was going to be way worse but it appears I caught it early & am not tearing anything out. The perimeter of the house was treated and inside holes were drilled and foam was pumped in all along the wall where I noticed them.

They are about to have to drill into that slab to get rid of them...

Definitely should disclose it now. Don’t take any chances with that, that’s federal law I believe.

Also, I just purchased a 78oz bottle of Taurus SC from doyourownpestcontrol.com. It’s the generic for Termidor, which I believe is the single most effective termite killer on the market for do it yourselfers. Sentricon may be the only thing stronger but you need a license to buy that.

Anyway, I got it after adding some new landscaping near the house in the back yard with mulch. I already have a contract with Terminix with their bait systems surrounding my home but I wanted this for extra peace of mind since the mulch holds moisture and can attract termites to near my home.

Dug a trench around the slab, mixed it according to directions, poured it into trench, then backfilled with the dirt I dug. Supposedly it will kill an entire colony (if one exists there) in only 90 days and will continue killing any new termite that crosses through for 10 years.

Terminix’s bait stations can take up to three years to kill, from what I’ve read. I keep the contract with them just in case it fails and I end up with an infestation.

FYI: the Taurus SC was $95. It’s enough for about 250 linear feet of trenching.
