Sept. 6 (UPI) -- A real estate listing in California is garnering a lot of attention due to an unusual hook: "It's half a house for half a million."
The Monrovia home was struck by a fallen pine tree in May, leaving only half of the house standing.
The house is now listed for $499,999.
Listing agent Kevin Wheeler joked to The Los Angeles Times that it's an "open-concept floor plan."
Wheeler said there has been a lot of attention to the online listing.
"It's half a house for half a million," he told USA Today. "That's what everybody is reacting to."
Wheeler said the residents were not injured in the collapse, but they decided the house wasn't worth repairing.
"They're older and they don't got the gas in the tank," Wheeler said of the owners. "They thought that it'd be better for them just to move on."
Wheeler said the most likely scenario is the new owners will tear down all but a single wall and build a new home from there.
"There's been a lot of interest so far because demand is so high and inventory, especially at this price, is so low," Wheeler said.

Why all but 1 wall, weird real estate law?

Well you can't live in it so the price really isn't so low.

I’d guess construction code or tax reasons more so than real estate.

Depending on lot size I can see it. Not everyone lives in Louisiana where you can buy a home for 200k

That'd be my guess. Probably a big difference between a re-model and new construction in terms of engineering required. Building codes are incredibly stupid.
We did a poultry research station at UGA back in the mid 90s and it could ONLY be done if one corner of the original block building was left intact. That one corner was about 4 blocks long in 2 directions and three high when all was said and done but it is still there. The original foundation as also intact but it was not required. I forget exactly why but it was a grant project and somehow a portion of the original building had to remain.

Remodel vs New Construction is 100% the reason.
It's like Old Mandeville. They recently built an entirely new home AROUND an old house so that it was a "remodel" which kept the Historical Society happy and kept the city code idiots at bay.
It is so funny to see the listing that says "recently remodeled" when it is obvious it is an entirely new home.
I looked at an empty lot a while back that was over $250k and the realtor told me that the shanty metal roof shack sitting in the middle of the lot couldn't be torn down. But, "if you apply for permission" they might let me move it to the back corner of the lot. I thought he was joking but he wasn't. The one room shed is "historical" because it was built pre-1970 and can't be torn down. Mandeville has decided that anything older than 50 years is "historical". Most places set a date and everything before that is historical. Mandeville decided to use the age of the building instead. That way the Historical Society, which has a lot of political pull, is perpetually in charge of buildings. It's insanity.
