Plenty of areas in Dallas are gentrifying as well. Bishop arts has become an awesome area in oak cliff. Deep ellum was rough in the 90s, but now anyone can go. Outside of the shitty parts south of I30, there's not really unsafe areas anywhere. Just a few pockets where Asians or Mexicans live together.

had an ex from Riviera/Kingsville and her grandmother lived in McAllen, spent a decent amount of time down there and in Corpus

That's east. Plano west is right in the gleneagles area I was talking about. Tons of money.

Plano had heroin issues in the 90s all over I think. I thought the stereotype was Plano east though.

I'm omit The Colony, and add McKinney.

But considering the infrastructure, education, economy, and income... One can clearly make the case that it is among the GOAT.

Definitely a nice house, but I'd want to either live in the heart of the city or in the country. I never understood "country living" when the houses have no yard or outside space.

It's in a nice area. North of all those warehouses and surrounded by nice neighborhoods.
