I have a friend who does this. He's half-retarded but manages to do fairly well at this job.

It's quickly becoming a dead field. There are too many online mortgage loan originators out there. My BIL did it for several years and made good money, but he saw the writing on the wall. Also, the hours can suck.

Lots of the dumber people I know do this and actually do pretty well.

But they are all post-housing crisis. I'm sure the bad times are really bad.

I know a woman in TX that does it

She's a sloppy drunk and makes about 140K a year

I'm sure a more competent person could hit those targets pretty easily once they establish themselves

Some good dudes I know from HS are in this field and make half decent money for not having gotten particularly good degrees.

I don't think any of them make 140k, though, but they do well enough considering they didn't have an obvious field to go into and didn't have much of a resume to start with.

Worked for a company that had a mortgage officer that make 500k a year. Guy killed it. Knew a couple other younger guys that did it and could barely feed themselves.

My friend is the in house loan officer for a well known office in Beverly Hills.

He's over it.

Makes low end money to live in L.A. Tired of chasing.

Will make huge $$$ from one house, but it may take 2 months to complete.

The paper work is tedious and soul crushing but you make bank especially when the housing market is hot.

I did it for a few years back during the refi boom and made good money but absolutely hated it the whole time. The mortgage and underwriting processes can be pretty convoluted so it's not uncommon do a great job for people, work hard to help them out, give them a great rate, and they'll still be pissed at you at close. Not super gratifying. That and it's incredibly detail oriented. Lots of paperwork and if you forget a single thing it can blow the whole deal. It seems more streamlined and automated these days based on recent experiences as a buyer, but still.

It's feast or famine for most. I had a lot steadier and heftier income on the wholesale side.
