All it's lacking is a solid grocery store

This is happening all across Uptown/LGD. My landlord wanted to sell her place so I started looking around. Several rentals were seeing a 30-40% increase in rent from last year's price with no improvements being made. The market is hot enough that a lot of owners just think those increases are warranted by the demand to rent here.

Ive been hearing that A LOT lately. like 3-4 friends this spring were forced out of long term rentals because of HUGE rent increases.

No, master suite is at the front. Doors/windows open to the street (assumed they opened). Not a deal killer, but we were unsure about our bed so close to the street.

Side door does open into the living room, would be the main door. Backyard is nice, but only access is through the house.

Ideally we would add a bathroom on the rear of the house and make that the suite. Have been wanting to find something with a seperate guest house/pool house as well.

You can ask whatever you want, doesn't mean someone will come along and pay that for it.

Doesn't look to me that you'd have to walk through bedrooms. Looks as though bedrooms are off a hall and have nice pocket doors to close them off.

Avoid buying a home near apartment complexes in the East. They can change over to Sectuion 8 in a heartbeat. Happened to us. Lived in a large, nice home in the East for 15 years and had to sell for slightly less than what we paid for it. We are not near any complexes in Baton Rouge and made sure the house we bought in New Orleans wasn't either.

I hear the east is like Brooklyn 15 years ago. Probably would be a good idea to buy up some property.

I don't think its going to sell at that price. Location, appears to have on-street parking, and taste-specific interior design choices are going to limit who's going to buy it, IMO.

Then again I have my landlord trying to sell my 1600sq ft condo with no guaranteed parking for $379k so you never know.

Per MLS, it's already under contract after only a couple of days. Nola real estate is pretty much insane right now.

Meanwhile you can still grab a nice house in Algiers or Gentilly for cheap.

You're already having the Lakeview/Lake Vista overflow moving into Gentilly/people who think that Lakeview is overpriced (which it is)...Gentilly IMO is going to experience a boom in the next 5 years.
