It's got a fenced in back yard and one bathroom is wheel chair accessible which we will probably keep as selling point.

With all those rooms at only 2100 sq feet, aren't the rooms pretty small?

Are you buying it to fix up and resell for profit?

The 3 car garage is massive. I'll have my workshop in there and probably turn one of the bedrooms into a home gym. It's just me and the wife so we can close off half of the house till I get everything ready.

yes eventually. We've got $30,000 to put down so the loan amount will be minimal. I plan to buy materials as needed but we will renovate the kitchen, master, and living, immediately.

WAIT, you're not buying this to resell? You're actually going to live in this house and you're only going to spend $15,000 in materials?

Might wanna double that budget there chief.

I agree. but doing all the flooring myself at 2.00 a sq. ft. I'm out less then 5,000. Paint will run around 500, and cabinets around 6,000 for a 10x10 kitchen. Water heater 500 and so on.

Yikes...someone is underestimating a lot of stuff.

BTW, is that a steal for that area? Looks like a normal old house priced about correctly with the market or maybe slightly under but in no way does it look like a homerun.
