This is what I did...packed it myself, had it shipped, and had a moving company deliver and unpack it. Granted, I moved across the country...but, it worked out well.

Last time we moved my husband and I did EVERYTHING on our own. Almost caused either #1 or #2 on your list to happen. Told my husband next time we are using movers no matter what.

What sucks worse is when you get divorced you are forced to move.

nurse, I told my husband I was never ever moving again. He said "what if we win the lottery?" and my reply was "well ok ... I'm only packing my toothbrush and panties and you can pay someone to do EVERYTHING ELSE!".

Well move is over. Got a new job. So 2 of 3 are done.

Box your stuff and pile it in a dedicated moving area. When you're done, go to a Lowes or Home Depot and pay 3 or 4 guys looking for work to load it for you. Not sure if you have that kind of thing available to you but it's been easy for me in both New Orleans and Houston. I paid 3 guys $60 each for 4 hours of work, bought them lunch, and a 12 pack of their choosing that they could split.

I don't really mind that much the packing and unpacking. I can pack and move boxes all day and not really care. It was having to help move big furniture that started drama with us. He had had a falling out with his good friend that was supposed to help us move like a week before we moved. Too stubborn to just reach out and extend an olive branch so the guy could help us out, he just figured we could handle it on our own.

Ha. Similar to what I've told my wife. When we can afford to buy a new place and hire movers then go on vacation for a week and have it all in place when we get back to our new home, I might consider moving again.

I did this in November. Hire a company. So much easier at a relatively good price. Search the web for local companies with good reputations. I wasted time getting a storage unit near the new house and moving some stuff slowly, hoping to get a smaller POD. Movers are just not that much more than a POD and you are not sure when the POD is going to be delivered. Don't abuse your friends either, though I've been there on both sides of it.
ETA - packed and unpacked the boxes myself. Lowes has some very good prices on moving boxes. Also - get rid of all the crap you don't need before the move. Salvation Army got to know me pretty well.

you better give the place a once over...
paint anything that needs a coat etc
make sure everything works like it should, flush the toilets, turn on the hot water, check for leaks
change out your bulbs [ leds ] ahead of time
add motion sensors for lights in certain rooms etc
run washing machine and dryers both
garage opener
you'll be glad you did...then you can pack
and don't just toss the extras, give it away so someone else can get some use out of whatever
I'm still giving stuff away instead of tossing in dumpster
