Well for starters I have a pending large raise that will hit the 1st of the new year.
Second, I pay roughly 1500 a month already.

Third, I am not buying in the next year, maybe in 2. I have about 25k saved so far on the downpayment. The new raise should help expedite that.

My townhouse is like 1400 heated plus the garage.
Burbs can get you 3000 square feet and up depending on how far you go.

I don't know how much you're making, but if you're only ~26, why would you want to take on a $2300 mortgage payment. It just seems irresponsible imo.

Without knowing what he makes and what all of his financial obligations are, it's a bit much to say it's irresponsible. Unless you're saying buying a home at 26 (he's 31) is irresponsible all around, which would be absurd.

My total monthly debt w/o including meals is right around 2150 a month.
My take home is roughly 4700 a month. The raise should bring it to right around 5500 a month.
I don't live with anyone and if I did you could cut that monthly debt down to right around 1400 a month.
edit: I also wanna point out what TH03 said, I am saving to avoid a PMI.

Not at all what I'm saying, but a young single guy (even at 31) saying he wants as big of a house as possible for $450k is irresponsible.
He said yesterday that he has been at his job less than 4 years. In Dallas, the average for an EE is ~$86k. Let's be generous and give him $100k
$450k house on that salary it pretty irresponsible imo, that's what I'm suggesting. Again it's based on my assumptions and opinions.
Although, I've built up a rather poor opinion of him based on his posts over the past few months. Let's not forget, this is the guy who thinks vacations are dumb.
