So far we haven’t had any explicit problems but something about it royally pissed me off.
I stopped reading right there. If you want total control over all of the land around where you live, buy a bunch of land and live in the middle of it. This is America.....go work hard and get the money to buy a bunch of land somewhere. If you are too lazy and/or too stupid to do that, then shut up and quit creating problems where problems don't exist.

I don't want an AirBNB in my neighborhood but I think it's perfectly fine in a vacation destination. Mountain/lake house.
Nobody is living there full time so you may as well earn some money while its not being used.
If it's a vacation area that's really not that different than what's happened for decades before AirBNB: people stay there some and rent it other times.
The problem is when it starts to encroach on what used to be neighborhoods with full time residents.
Some cities have started cracking down on the worst offenses but it had gotten pretty bad.
In Brooklyn, a kid who works at my shop used to work minimum wage doing simple maintenance/errands for an LLC which was renting over 100 apartments in Bushwick to AirBNB. There were lots of these operations.
That's the typical predatory dynamic at root of most of America's problems: Maximize profits for a few absent investors while diminishing the long term health of a community and only creating low paying jobs.

The house across from me was previously rented out to LSU grad students and has since been turned into an Air BnB.
I haven’t had too many issues as it’s usually rented out to what appears to be contractors from out of state. Every once in a while some hoodrats are there and I know because they’re loud and have zero respect for the rest of the neighborhood.
In general I don’t mind it. Actually kinda jealous what they’re making off that house. It’s not even anything spectacular on the inside- literally 2 sets of bunk beds in both of the rooms and a bed in the master. Probably bringing in $4-$5k/month.

Just asking, but say you buy a 1/2 acre plot or whatever in a neighborhood, should a 70 story skyscraper be able to be built right next to you?
That’s extreme but I beleive you seem to be for that.

I'm nimby on it. In that I prefer Airbnb to hotels personally but don't want one next to me.

think if you are just gonna buy a house in a neighborhood just to rent on Airbnb, its just not a good thing. My opinion changes if you are building a new house(on a previously vacant lot) or renovating a vacant house.
If you actually live in the house and do occasional Airbnb to help pay mortgage thats also fine.
Buying houses in neighborhoods to Airbnb just isnt good, sustainable business.

This is a significant percentage of owners. Folks renting a place that they utilize as well. The full time Airbnb slumlords who allow one night stays and parties in neighborhoods are kinda scumbags.
All that said, im a hypocrite...as whenever I travel in Europe, I stay in Airbnbs exclusively.

The idea that you can do whatever you want with your house because you own it is in itself nonsensical. The city I live in Florida has an ordinance on short-term rentals that limits them to at least 30 days. Definitely something to consider when buying a house.
