Because of an odd servitude and cypress trees along the water, building dimensions cannot be more than 45ft deep (I would like to include a narrow front and rear porch).

Lot length is long enough to not be an issue. But 75ft is the max depth of the lot.

Building can be two story.

...and no, a double wide isn't an option or interest

Most plans have bits that would not maximize the space.

My home is 30' wide and about 45' deep. 2 Story 2600 sf. open floor plan on the first floor facing the water. 4 bedroom, 3 bath. I limited the halls and made large bedrooms. It works for us.

Tons of houses like this uptown Nola. Hit up a few open houses one weekend instead of asking a bunch of schmucks who think purple and gold man caves are classy

Could the design be modified by rotating 90 degrees?

Most I'm seeing cannot be easily turned and still maintain a nice rear/front presence.

Naw, build one porch twice as wide on either the front or back. Not both. You will thank me later.

The front of your house is the water side. Don’t mix up what you’re talking about.

when I designed mine I took design ideas from New Orleans homes, I don't think it would work without some serious design work and it would look nothing like the current home.
