Yep, think that’s the ticket. I made the call last time to spend $5k on replacing the west side windows. Haven’t spoke to my AC guy since. Bet it bought me a few more years. It’s not like it’s ancient. 12-13 yrs

In my experience its not worth it. Every time you need it and something goes wrong that you think is covered, you have to call them and fight with them about it and you get screwed by the fine print.

You can usually tell what a rip off it is by how aggressive their sales people are getting you to buy it or renew it. If it was a good deal for you they wouldn’t be in business.

Take the amount you were going to pay for home warranty and put it in a dedicated savings. You'll do better.

I like the rainy day fund idea.

And YouTube for most minor service calls. You'd be surprised how much you can fix yourself.

We've replaced the mother board in our dryer, motherboard in our oven, and gaskets in the dishwashwer. Lots of small maintenance on our furnace, too.

The downside to home fix-its is the time it takes to watch YouTube videos and to get yourself up to speed on diagnosing correctly (we have spent 5 hours on an issue before. It might seem like paying someone else is smarter if you don't have time. But we will be homeowners for a long time. And knowing these solutions for the future makes sense to us).

Had a comped year of one written into our closing, which we used to get a new dishwasher (taking the check instead of letting them replace it).

Paid for year two and got our upstairs A/C replaced & a check for a new fridge.

They sent us a letter this year saying they wouldn’t renew our policy so I guess we made out pretty good

If you can find a decent company that won’t nickel & dime you and you’re expecting an A/C unit to go out, it may be worth it. Odds are most would be better taking that money and putting in a rainy day account.

True statement.
1. They nickel and dime you to death. They “fix” things when it is obvious that a replacement is necessary.
2. The companies that are willing to do warranty work are usually not the top in their area of expertise. The good repair companies have enough work that they don’t need to grab crappy warranty work.
3. It takes a long time to get things done because of the approval processes.

On the other hand, we had an extended manufacturer warranty on our expensive refrigerator and it was worthwhile.

But the whole house ones are crap.

Some companies have age limits or similar limits. Most of the major companies do not have age limits

A TV is not covered. Appliances and structure are. I've had a few things replaced, and I only had to pay the fee for the contractor to come out and inspect the broken appliances. You either have to use the appliances they approve, or you pay extra for your own "upgraded" ones


A/C blower motor = $30
50gal water heater = $35
Range = $20
Fridge = $25


Eta: This was with the free home warranty seller paid for when I bought my house. They would not pay for a leaky toilet that ruined two bathrooms because it had been leaking for a while, and it didn't happen quickly. Fine print
