I knew I recognized that house. Just couldnt pinpoint where.

I am no real estate expert by any stretch. I was told by our realator to be real careful in south highlands, it can be hard to make money there right now. Dont let my novice opinion away you though

I don't disagree. The bargains are in Spring Lake, but I feel like if I buy there to get a bunch of square footage I'll be shopping again for something better in 5 years. I'm fighting tooth and nail to avoid moving south of town.

Good thing about spring lake is it will be still be nice in 30 years.

South highlands might be ok, or might be closer to highland status. Either way crime is way higher in south highlands right now than spring lake

It's just hard to estimate depending on finishes, especially appliances. Do you want a $400 Whirlpool Stove top oven or a $5,000 Thermador? You could spend $100 on cabinetry pulls /knobs or could spend $800. Same thing with counters and faucets.

If you take your time and find deals on materials you can probably get er dun for about 25k. Now if you're talking about custom showers, granite, oak cabinets, etc, the sky is the limit. Outside of the house looks great though

That gives you $65k to do it but you would obviously want to make money on it so that would put your budget around 30-40k.

Its doable but you will have to do some of the work yourself and cheap out where you can.

If your just looking to replace carpet, new pulls on the cabinet new countertops, paint, and update door hardware you can do it.

eta: sorry I forgot your going to have to replace the tile in the kitchen at a minimum. Do you know how to do tile?

If you start ripping out walls and doing drywall work and trim work it will be hard to do.

If you want it low ball the shite out of your offer so that you can spend more money to fix it up.

Kitchen and baths could easily run $50-60k alone. 3 bedrooms of carpet may run $1500-3000.

Don't do carpet is is huge health issue. I would do wood, fake wood etc and area rugs. Since it obviously your wife behind all this sell her on idea she can change more often.

Bathrooms are fine just update fixtures shower heads etc. if u want to make bigger redo shower etc count on 10-15 per upgrade. Take quotes and add at least 20% to what they tell u for the problem they will encounter

Kitchen just repaint and get fixtures new counter tops and appliances. From concrete to marble 3-6 k for countertops.

Do your own painting.


U can go complete 25-50k or in stages.

House looks solid and was likely built in time period when builders gave a shite and pre mega builders. Don't frick up good buy by overspending on trendy renovations that will date it on 5 year.

Your bathrooms are so old they have actually kinda come back instyle.

Tell you wife to give u some damn money for nice deck with grill etc.

A few things. In the bathrooms, I would salvage the tile, replace cabinets, and just put new wallpaper on. You are looking in the $1500 range for updated cabinets. Find someone to spray your kitchen cabinets. That will save some cash. The rest is just cosmetic. The big cash would come if you start reconfiguring the layout. Roof looks new. Just cut down the shrubs. I would put a total light remodel (not loving walls) in the 20-25 range.

Honest answer from someone that has re done some rental properties, if it's only 15% under a renovated market it's not worth it. I'm guessing you aren't going to do the work yourself, but you are looking to spending 10% on the low end to 30% on the high end to pay someone else to do all this work. At that point, you may as well buy a newly done house.

I'm simply saying that deal is not good enough to justify, even though you plan on living in it you need to plan it like a flip. If you wouldn't come out ahead when you re do it it's simply not worth it.

This is the kinda deal you need to make a low ball offer with plans of walking away. Then let it sit on the market for a couple months, and if it's still there re offer.

We did similar renovations for about $80k. Custom cabinets, nicer granite, good appliances, refinished wood floors, took down some walls, and the only work I did was demo and the yard.

Also had the house re-appraised after the work was (mostly) done, and the increase in value got our PMI taken off.
