I usually call Goodwill or Veterans Salvage store and they pick up any furniture. Last time Veterans told me the couch was too shitty to take but they would take the love seat. I said all or none and you can put the shitty stuff by the curb for the garbage truck. They said OK.

A friend of mine had to evict one in KS a few years ago. After all of the letter writing end everything else required out here, he hired an "evictor" to evict the tenants. Funniest sh*t ever... The evictor had a black eye and all of his front teeth were gone. $50 and he changed the locks and kept the former tenants out of the house for the evening until he hashed everything out.
The only thing those people left were a bunch of Rent A Center appliances, nasty mattresses, and an old laptop. They stained the carpet pretty bad and their kids needed an arse whuppin' for all of the artwork on the walls.

Here is the deal...abbreviated.
We bought a bigger home and I decided to rent this one. We replaced all the flooring in it 3 years ago. Home (2400 sq ft) was re-floored in hardwood everywhere except the bathrooms and laundry room which was tiled. Upgraded all the fixtures and lighting, etc as we planned on living there at least ten more years.
When they came to look at the home in October last year, we specifically asked them about pets. My wife and I had agreed that a small dog under 10 lbs and house trained would be the only dog allowed. Even though my backyard had a 6 ft privacy fence, we were specific about no large dogs due to our investment in the flooring. They said they had no pets and understood our policy.
I called my former neighbor the next week and asked if they had met the renters yet. He said not yet but they were kind of freaked out when they saw an adult Pit bull in the back yard. There deck is on a hill where they can see my whole back yard. I was very angry and called him to inquire. Gave me a sob story about how it was a rescue dog and would never be in the house. Should have evicted him right then but my easy come easy go attitude got the better of me. Told him that as long as the dog remained outside and never came in the house, I would let it slide until his 6 month lease was up.
Two months later, my neighbor came by my new house and said that they now had 3 adult pits that he could see as well as at least 6 puppies that they saw his wife carry in and out of the house for keeping warm. I called and called but he never called back. Finally, about a week later, he called me saying Feb rent would be late. I asked about the petting zoo and he said that they had 3 adults and one puppy now. It just all went south from there. He gave me half the rent of Feb 10 days late and said he would pay the rest the next week when he paid March rent. Hard times, blah, blah.
After telling him a week ago to get me full payment immediately and that he needed to re-house the dogs until his lease was up, he just started delay tactics again. Told him I would be there some time the next day to inspect the property. Get over there(they were gone) and find two dang cats hoarded up in the master bedroom closet . That's when I saw the destroyed blind and the water damage to my hardwood floor. God knows what else under all that crop piled up in my house.
His lease was 6 months and it ran through May 15.

That's how I am/was... each new tenant I get I learn something new, and get more set in my ways about no exceptions and following the rules. When I first started I would bend over backwards to accomodate them. Now it's becoming more straight forward, no pay... no play. It is the epitome of give them an inch and they take a mile.
I've been doing this about 2 years and I'm on my 3rd renter. One only lasted a week as mentioned above.

It varies from place to place.
One possible rule is that if they abandon after eviction, you have to keep the property for 30 days after eviction (in either a storage unit or the apt itself) , giving them ample time to come back.
After that you can do what you want with it.

I've been renting property 20 years and sometimes you get a POS tenant. I screen and sometimes the ones you think will be great turn out to suck and vise versa. You got a learn to be a prick. I charge a $10 a day late fee and give a 3 day written notice to vacate for non/late-payment of rent. If they can't come up with the rent money in 30 days they sure as hell aren't coming up with next months and past due.
If you do get a bad one as soon as figure out they can't pay. I tell them if they will get lost I will let them out of the lease and they won't owe me anything if they leave the property in good condition. They will usually take advantage of this. If not it takes me 60-90 days to legally evict someone and I have only had to do this once.

You could ask these questions at the courthouse.
While clerks/judges aren't supposed to give "legal advice," they will usually tell you what you can and can't do for an eviction, because you are usually at the lowest court full of laymen who have no idea what they are doing.
It wouldn't hurt to try to ask them this stuff.

Sure have. I was managing my late grandfather's trailer park in the early 90's and had to call the police to come and arrest a one legged man who was jerking off in the pool near some kids. Part of me felt bad because he was a heroin addict with PTSD who'd served in Vietnam, but the part that remembered why he was being "evicted" slapped the shite out of the sympathetic part.

For once, should have listened to my wife. She wanted them out soon as we found out about the first dog. I told her they "seemed like good people." She said quit being Mr nice guy, this is business. Live and learn.

In the end, a bad tenant will cost you a lot more money than no tenant at all.
