No, I'm saying we happened to have all that happen before it ever hit Realtor.com. The wife and I were actually worried that it took so long to get loaded on there.

not always. I lost out on a place in the Beauregard. Hit the market ~ 10 am, and I'm with the realtor at 1pm(left work)

I wanted to put an offer in for full asking 2 mins after I got there, but the agent said that she didn't think it was a good idea. Told me to wait a couple days and "check the neighborhood"

Like a dumbass I drove by and scouted the next two days and told her, yes I want it. But they had just received another offer that day(2 days after I wanted to offer). We went highest and best and all of a sudden the racist agent was saying, "are you going to let this house get away?" I wanted to punch her in her throat. Waited and waited(8 months) and never a deal like that showed up again, everything like $150/sq ft. versus the $70 that I had in my hands.

ETA: House went for $20k over asking and was still a deal. Gay couple, a reclaimed wood worker and a nurse anesthetist, had totally redone the place, had hardwood ceilings, was beautiful.....I still drive by every now and then thinking "what if?"

if it never hits the open market, you are limiting the amount of buyers who may have interest in the property..thereby limiting demand for the property. You follow a different S/D curve?

All one has to do is not accept the offers and it will eventually hit more sites and create more demand.

It's odd that this has to be explained.

Realtor.com is much better than zillow. But I'd also get a realtor

Listings updated more frequently and their app is very user friendly. Being able to draw on the map exactly where you want to look to buy/rent is very helpful


This. I'm in the process right now of buying a home. Second time, so I'm a little more experienced this time around.

I use the realtor app. You put in your price range and any other things you want to filter like square feet, number of bed and baths, etc. Then you just scroll around on the map in the area you like and the houses for sale will pop up with the price on them.

go to the sheriff's site and pull public tax records for the property to find out the owner's name

then search their name to find out more about them...jail(dutchtown property)...gay couple break up(beauregard town property)

takes 5 mins
