I will say he sent me an email last night saying "oh by the way we left some curtains, a decorative cabinet and an old bose system for you to use while you rented. Why don't we adjust the final price by $500 if you want to keep those". shite like this pisses me off. The whole point of it being a low pricepoint is that he wouldn't have to come in and do repairs etc out of his pocket. On my side, "AS IS" means hand me the keys AS IS shitty bose and all.

Get a home appraisal or a real estste agent to value the palce for you. Then go off of that. Don't take his word they are giving you 20k off. Also, look aroind and see if you can buy a house. I hate tounhouses.

Places around here have been selling in the 330k range. I travel a lot for work so taking care of a house/yard etc would be tough. Even with that, I have gone all over the area and the pricepoint that we are at gets you much less.

lender will probably require it unless you're paying cash, an inspection is just to let everyone know the status of the property, doesn't mean owner has obligation to bring it up to speed, just means the lender may not be willing to underwrite a loan on the property

as-is means he is not fixing anything the inspection might find any way so keep that in mind
also most inspectors dont find jack shite and miss all the real problem any ways so its wasted money.
do your own inspection, crawl in the attic and look around for black wood (water damage) or staining (signs of water leaks) then have an a/c guy come out and inspect the htg a/c system and tell you how old it is and what lifespan to expect it to have, but again he isnt going to change it any way so why bother if it works ok?

an inspection on a townhouse shouldn't cost anymore than $300. They are limited on what they can inspect vs. a house

I think you are the only one in this that understood that part of "as is". Granted I can back out without losing earnest money by tuesday if an inspector says the place is about to fall over. This isn't a place that I have only walked through and am not sure what problems lurk. I have lived here for six years and know what needs work.
The A/C guy coming out probably is the best call. I have no clue about those things and it's the oldest thing in here.
