I don't know what to say, when they redid the exterior window woodwork, painting etc. It was the HOA doing it. When roofing is coming up, it is covered by the HOA. The neighbor here is anal when it comes to these things and bitched about HOA's going up because of roofing is needed.

ETA: I am not telling anyone here that they are wrong. I am a newb at buying a place so this is all new to me.

that have been getting the money from you in a nice and steady fashion for the last 5 years

I would be aware that they know the place is right at a point (probably 8-12 years) that it will really start needing some more serious TLC

What you are describing here is a scenario where the roof and exterior of the building is a common element and is not owned by the unit owner. This sounds like a condominium to me.

It was built in 2003. So you are probably correct. The A/C is all I can think of in regards to mandatory needed things. Water heater was just replaced. Bedroom carpet could use some refresh, but that isn't too big for me if I am staying. What are some other things that I am not even thinking of?

Hvac

All appliances

Window seals

Exterior door

Garage door

Wiring should be fine

Foundation is either fine or not. Not age depending at that age

I would have the depth/type of attic insulation looked at

Sounds exactly like a condo. There’s plenty of condos that are built like townhouses but are technically considered condos because of what you mentioned above with HOA handling all the exterior upkeep and replacing roof. If yours isn’t a condo, then it would be the first time I’ve ever heard of HOA doing what you’re saying for a non-condo. Get a copy of the HOA bylaws if you havent already.

My first house was a townhome. I had 1 shared wall with an adjacent unit. I was responsible for all of the siding and roof maintenance on my side of the firewall. Neighboring owner was responsible for theirs. A couple of townhouses on the street had freshly painted siding while others weren’t kept up as well because each owner was responsible for their own exterior upkeep.

The only things I can think of:

1. They were wanting to buy a bigger home than they are now and want the cash to put down.

2. They don't like being landlords (I own a condo in florida and can agree with this)

3. They are not doing well financially (he is a realtor and she is a lawyer. Possibly cash flow problems)

4. They know there is a sink hole underneath the townhome

We have been perfect tenants. Never late payment, I normally liked fixing things myself. Hell we even paid them in advance one month which was why i figured they have cash flow issues.

I have been around building homes for 25 years. Hire an HVAC guy to inspect the system. Look at the foundation your self. Get the septic pumped. That will cover you on the epensive issues.

Its a pretty minor,cost in the grand scheme of things. I think it would,be goid to know exactly what you are buying and a homr inspection can help identify orobkems befire thet get too expensive. Also issues found in inspection can be helpful in negotiating a lower sales pricw

You have more faith in the competence of this HOA than I would. Just because the HOA is supposed to be on top of certain repairs doesn’t mean they actually are.

Right they can operate in lots of different ways and in many cases be very similar outside of their name. The pertinemt documents will outline what expenses are the owners responsibility and which are common expenses - important to look at this cause ive seen developers write in some big management fee for operating the condo regime which can really jack up your annual expenses
