What’s a reasonable cost for roof replacement per square?
Posted on 9/9/21 at 8:20 am to Athanatos
For those affected, what was your total roof tarp cost (if you needed one) and what was your square foot coverage?
Just wanting to compare to what I would call normal costs for the same job during a non-hurricane emergency.

I have been wondering myself what a fair price is?

Stout,
I have a question that I hope is really simple to answer. I have a 7/12 metal roof. As far as I can tell I have no roof damage from Ida despite getting the worst of the winds. I did have one trim piece kinda flap over during the storm and when the winds subsided it pretty much fell back to its normal position albeit a bit bent up and looser than the rest of the trim. My question is who should I get to check it for damage? I figured I’d call the guy that installed it but was wondering if someone else would give me a more expert opinion?
Thanks

What is.a fair price for an 8ft privacy fence (105 feet) and 50 ft of hurricane fence? New posts have to put in, too, for both. Thank you!

During the storm, my front door allowed water into home and now is warped. I ran a dehumidifier last night to check on water in house and I had to change the bucket 3 times since last night. Do I remove baseboards and floors (starting to buckle) to check for more water, can in a water remediation company or should I leave for adjuster who is coming on 29th? Yes, I took pictures.

Shout out to Stout for providing this info. Had a couple of sheisters from out of town try to get my in laws and their elderly neighbor next door with the promise of “no money up front” and “bill directly to insurance”
I overheard the convo with the neighbor while outside clearing debris. Then he got to talking with both the neighbor and mother in law and I intervened. Tried to instill fear of the approaching storm to let them do it today and would be hassle free.
Ended up getting g a legit group to tarp for $800 on 1200sf of roof (while whose didn’t need tarp). Crew I called showed up within the hour and was done in 45 mins

Any opinions on a company named RyTech for mold / water intrusion? My mom’s insurance company liberty mutual is getting them to inspect her house

Sorry I fell behind on answering questions. Pricing in Xactimate for architectural shingles is currently about $383 per sq. A sq is 100 sq foot
There are additional charges for pitches over 7/12 and second-story houses.
What's reasonable is relative I guess but that's what Xactimate is showing. Xactimate is the software used by adjusters and insurance companies FYI

That's where I would start. Doesnt sound like you have enough damage to make a claim much less cover a deductable.

I would be leary about leaving anything wet until the 29th. Email me on my TD email when you get a chance kaystout13@gmail.com and I will send you some information on what to do.

They are a national franchise. Like any franchise, how legit they are will depend on the franchise owner. Even the franchises were screwing people over with bad mitigation bills thus hurting their coverage limits. Just request that you see the bill before it is paid and keep track of what they do such as days there, number of people on site, number of blowers and dehumidifiers used and for how many days, etc. Take your own photos in case you need to dispute their billing.

I have enough damage for a claim and deductible. You are probably right that I do not have a claim on my roof. My damage was mostly to siding and I lost several outbuildings that should be covered along with claims on my vehicles and boat. My house has very little damage but it’s gonna be expensive to repair what damage I do have.

Stout, not sure if you’re still paying attention to this thread, but for you and anyone else that may know-
What options are available for mold? This is second hand information, but I’m hearing stories about insurance adjuster saying wall is fine, then homeowner finding mold. Reading the language of some policies it appears mold damage is severely limited, even if caused by a covered peril. In other words, it seems like Sheetrock with visible water damage will be removed, but if it’s not apparent and then gets mold, you could be looking at the limited to nil mold coverage on your policy instead.
Is that accurate? Any idea what to do in this situation?

Looking at a roofer now. Anyone had dealings with Garcia roofing in the Baton Rouge area. Thinking about going with a standing seam metal roof.
