I will say this a out metal roofing. Directly following Hurricane Michael I was temporarily moved to cover Caterpillar product support in the Panama City / Mexico Beach area. The first time I drove into Mexico Beach, which was only days after the Hurricane had hit it head on, one of the first things I noticed was that of all the surviving intact houses, every one of them had one thing in common, a metal roof.

That is interesting from a construction standpoint. You would think the manufacturers would seize on that for advertising...

There are pros and cons associated with virtually everything. I like durability in the products I buy. Roofing contractor I’ve talked with says the major downside is cost - runs about 40% above asphalt shingles and as LCA noted - extremely slick.

Well, they’re still in the clean up phase down there and are only now just starting rebuilding. From what I noticed it looks like a good number of people didn’t learn the lesson and are going back with regular asphalt shingles.
Thankfull, I wrapped things up down there last week and won’t have to go back. Living out of a hotel all week and only being home on weekends sucks.

It is true they’re way more expensive to install. But one thing you’ve got to factor in is which gives the better overall value? Yes, the asphalt roof costs 40% less. But what is the life of a asphalt roof compared to a metal roof?

They’re thinking short term. In the short term an asphalt roof is far cheaper than a metal roof. But you get a whole lot longer life from a metal roof.

Joe I guess one question you have to ask yourself, how long you going to be there? But even if you put that aside and we want to go ahead and do it, you have to look about resale ability. Is it too different than the rest your neighborhood?
Do you have a two-story house or ranch? Obviously a ranch is going to have a lot more roofing for the same square footage your house.
