My sister and husband used to live in Bristol. I loved it up there.

We felt the same after spending a week out in Arizona back in October, completely different world than SE Louisiana. It might have been because it was our first time out west but life just seemed to be better out there.

The traffic has gotten silly. Not Baton Rouge bad but for the area. I work at Y-12. Traffic has added ~15 minutes.

I also live in Maryville and I really wish people would quit talking about how awesome it is. It is already too damn crowded. Most of the people here are not even from here anymore. It’s frustrating.

The infrastructure is the exact same as it was 20-30 years ago when I was growing up, and the population is probably double what it was then.

Yes you meet people from CA but nearly all my close neighbors are from Colorado. More specifically Denver. They sold their 3/2 for 1.5, buy a place in NC for 750 and put the other 750 in the bank.

I think the rush out of CA may be over, but the Colorado exodus is just beginning.

When you search, check out local attitudes and tax differences. The acreage you buy may give you Greenbelt tax breaks, likewise the age of the house affects the tax rate. We knew about those as well as the quality of our neighbors before we bought our 132 acres and we did the rebuilding of our (in the oldest part) 200 year old farm house ourselves.
We still are meeting people who knew of us, who watched us do the rebuild and who approved of how we did it.
Some of our neighbors are poor, but they are honest and work hard. Some just don't have their stuff together but will help out anyone.
