Idealistic notions are motivating these new changes in "progressive" cities, but unintended consequences will be the real result.

Yup.

Most middle class to upper middle class people, particularly with families, don’t want to live in or around multi-family housing.

When you make it a mixed up free-for-all, they’ll simply leave. You’ll have really wealthy people living in high rises and poor people living in crappy looking complexes and nothing in between.

Well, I guess it makes sense in large metros, at least inside the city limits. My question is this: will they be condos and rental apartments or more housing that tax payers have to foot the bill for?

Mostly condos and market rentals. Developers make more money on those.

NIMBYism is a huge barrier for these kinds of zoning overhauls, but many cities are looking at affordability crises and ultimately won’t have a ton of other options. Zoning regs have to be loosened for developers to increase supply profitably.

This idea won't work everywhere. In the article the developers said this won't result in a ton of new infill housing in most places. My best guess is most of the infill will only happen in walkable neighborhoods near commercial corridors and good transit access (i.e. near the rail line in Minneapolis).

Also if done correctly its a way to keep aging and income restricted homeowner residents in increasing expensive urban neighborhoods. There might be some folks with 4 bedroom houses where the kids are gone who don't want to sellout and move. Why shouldn't they be allowed to use the equity to create a second unit that they rent out for income while they live there. In this case there are no negative impacts as they probably created more traffic/waste/noise, etc. when they had 4 children living in the house than renting a second unit to 2 young professionals.

Depends on the City, besides many of the Louisiana cities the OT hates have had zoning for decades.

Bigger problem is communities arbitrarily enforcing rules and allowing new development with crappy infrastructure....i.e. the son of the parish judge being allowed to illegally subdivide a piece of property and develop a neighborhood with crappy houses to make a quick buck.
