Technically it wouldn't matter if the buyer had an agent, right? The buyer can't make the seller pay anything to the buying agent. On the other hand, they buying agents often don't look at FSBO houses knowing they'll miss out on that commission. So, in the end, you're right, not many homes that expensive get sold FSBO.

Yes, it would cost a total of about 6% but that is split between the buying and listing agents (not 50/50 I don't think). Let's say the split is 4%/2%, then not using a listing agent would save you on that 4%.
There's a high probability that I am wrong, but I think that is the gist.
To the poster that said you might as well use a buying agent because the sellers pay the commission, I have a counter point. If you go into a transaction as a buyer without an agent, you could potentially negotiate a lower price since you would be saving the the seller money by not using an agent.

It would save you the whole 6%. If you list your house on your own. You are not contractually obligated to anyone to owe them any money no matter who the buyer is. If a buyer has an agent, who in turn shows them your house, then that is their agreement. Has nothing to do with you as the seller. You can do it of your own free will since the buyer's agent obviously assisted in getting the buyer to you. But you have no obligation to pay just because a buyer decided to get an agent to contact you instead of doing it on their own.

In that price range, I would definitely go the FSBO route to start but also welcome agents to show the house.. tell them you're giving 2.5%.. Your friend shouldn't care if she's professional and you can give her first shot to sell if it languishes on the market. Assuming she's good at her job.

You're partly right. The fee is split between the selling and buying agents (if there is a buying agent), but it all comes out of the seller's fee (the 6%). The buyers don't pay any of that.

True. But buying-realtor's (especially since they're free basically) can be a priceless asset, especially if you're not real familiar with the area. They give you better ideas as to what price is reasonable, help with some of the wording in the contracts, deal with making sure inspection/appraisal is done etc.

Consider this if you have a realtor selling your house, the only thing you get for the 3% of selling price is maybe a open house or if they have a buyer in mind. We sold our house by owner and purchased a MLS listing. Basically your house goes on every realtor website and different realtors call your phone instead of your realtor to set up appointment to view. We negotiated through their realtor and they did all paperwork for closing. Met at the the title company and was done. 3% on 200k is a 6k saving.

If you think that the only thing a realtor does for the commission is throw a sign on the house, bake some cookies and hold an open house you couldn't be further from the truth.
The realtors that are succesful and move real estate do way more than "maybe an open house".

You have to get your house on the MLS, which will also get you on zillow, which is a must. I used usrealty.com to get my listing on MLS. there is like a $300 fee which is way better than 3% for a sellers agent.

On FSBO Baton Rouge there are currently 11 homes listed over $1 million.
There are dozens over $1 million listed FSBO in Austin on just one web site, there are multiple FSBO sites serving Austin.

First, buying the house the agent is free. Secondly, when you try to sell FSBO -- people just take the $10,000 your saving right off the top of their offer. So you aren't actually saving a penny by not using an agent....
So what exactly are you getting? Doing all the work, without knowing what your doing, getting ripped off by the seasoned agent on the other end of the offer (undoubtedly), having extremely limited exposure for people to even see your home for sale,,,, and for what?
to save zero dollars.

Just because I hire you to do a one time plumbing repair at my home, are you justified in being unhappy because you were bypassed when I hired a landscaper?
FWIW I suggest you avail yourself of the services of a realtor who demonstrates initiative and motivation in contacting you, and then demonstrates a superior knowledge of the location and market in which you plan to participate.

The really good ones? They have an extensive network and contacts with the companies that might be transferring people in. They have a marketing team to market the property. They have a team of contracters to correct issues to make the house more saleable to help get top dollar for the house. They have people that come in and declutter the house and stage it to look its best.
I'm not a realtor but I know that the good ones do all of this and more and that some of it is at their own expense (i.e. it comes out of that commission so many here like to bitch about).

Well, holy shite they're listed!! What's the average time on the market for them compared to similar properties listed by a realtor? What percentage of them get full price offers? Listing as a FSBO doesn't mean shite. What are the statistics and results?
