Strong rumor around Ruston that Kyle Williams is showing some interest in the West Monroe head coach position? Anyone else hearing this?
As of now, this is probably my preference. Not a fruit tree, though.

could you explain why him being black has anything to do with the situation?

How else would he have a BBC?
quote:

Yes, it would cost a total of about 6% but that is split between the buying and listing agents (not 50/50 I don't think). Let's say the split is 4%/2%, then not using a listing agent would save you on that 4%.

There's a high probability that I am wrong, but I think that is the gist.

You're partly right. The fee is split between the selling and buying agents (if there is a buying agent), but it all comes out of the seller's fee (the 6%). The buyers don't pay any of that.

quote:

To the poster that said you might as well use a buying agent because the sellers pay the commission, I have a counter point. If you go into a transaction as a buyer without an agent, you could potentially negotiate a lower price since you would be saving the the seller money by not using an agent.

True. But buying-realtor's (especially since they're free basically) can be a priceless asset, especially if you're not real familiar with the area. They give you better ideas as to what price is reasonable, help with some of the wording in the contracts, deal with making sure inspection/appraisal is done etc.

I'd think any buyer would have an agent at that price level also

Technically it wouldn't matter if the buyer had an agent, right? The buyer can't make the seller pay anything to the buying agent. On the other hand, they buying agents often don't look at FSBO houses knowing they'll miss out on that commission. So, in the end, you're right, not many homes that expensive get sold FSBO.

or let her rape you for $12,000?

Always nice when someone gets on here talking shite when you have no clue how commissions work for realtors. A realtor would not make anything close to $12k on a $200k sale unless they were the buying/selling agent and a broker.

So it wouldn't cost the seller ~$12,000 to use a realtor to sell his $200,000 house?
No, but using your phone/computer in the shower to post on TD may kill you.

It took me a minute to figure out how your 9 year old could've been adopted 13 years ago.
Absolutely. Otherwise, why are she shells salted?

Methyltetrahydrafolate redutase. I thought everyone knew that.

Really though, I'm surprised we lasted until page 3 before someone brought that up.

What exactly is the theory you're asking about?

You want to be sexually asphyxiated during oral sex?
So if cost of living goes down one year, the employees should expect a pay cut? And be cool with it?
Her nose and philtrum are assymetrical.
Everyone on this board would sex everyone of those women.
My (man) boobs are bigger than hers.
I only use 6, so I guess it says I'm only living up to roughly half my potential.
