It has within the last year. Only a water test is needed.

Ha-ha I'm not sure why but that is a valid question. I'm from Louisiana originally and in comparison the quality of shitters here is lacking. Also counter space in the kitchen is lacking in terms of regional differences.

I'm honestly shocked at the price. I bought a home a few months ago of similar size and design with exposed brick, wood, and high cathedral ceilings on 3 acres in WNC for 320k. It's not lake front. If you can afford it and inspection has been done by more than one contractor, what are you waiting on? TD approval?

We have a second viewing this week, looking to make an offer shortly after. Surprisingly taxes are pretty modest considering the water frontage. Just looking for some outside perspective.

That place looks cool but I have no earthly idea about comps and what the market is like locally to know whether it's a good, OK or bad deal.

Also, we Southerners don't know if that's an effective house for Maine Winters.

I'd consider FRBO-ing it for a week in the late Spring to early Fall. That area is slap gorgeous.

I remember David Ogden Stiers' character (Dr. Chas. Emerson Winchester III?) on M*A*S*H had roots in Penobscot.

Good luck, Maine beat Mississippi State a while back. Thanks for that!

Have you ever lived in that area of the country before? If so, you should know what to look for. If not, you need to visit some neighbors and see if they can educate you.

Google maps shows the house backs up on a river. And it is just upstream from the ocean.

Has the house ever flooded before?

There are 2 sets of glass doors on the ground floor. In the winter, they will have 3 feet of snow piled up against them. Glass doors are poor insulators.

Insist of a home warranty policy paid by the seller!

Climate Bangor - Maine

5% off the asking price is not a big savings. Have the realtor do comps (comparable prices with surrounding houses).

Yeah, would be for me too but up there they probably rarely use the a/c. My grandparents lived in Buffalo, NY for a long time and didn't have a/c.

Most homes that far north do not have a/c. Check the climate link to see the average high temps in the summer.
