Since you will probably need an architect eventually, I'd contact one of them first and ask if they work with any specific engineers and surveyors. Usually they have their "favorites". You'll need all 3 but the bulk of the work will be the architectural plans so he'll probably sub-contract an engineer and surveyor.

Bottom line is you want 3 that can/will work together.

Must suck to live in a swamp that is actually below sea level and you have to have an engineer come out and design your child's swing set to make sure it doesn't fall in the fricking ocean in a slight breeze.

Around here we wanted to build on a slope, our CG said no problem, hired an excavator and had a foundation up within 2 months.

They'll make recommendations on a foundation system based on the soil conditions, but they won't design it for you.

Maybe because it's not a common practice in South Louisiana, I bet the dumb shite contractors in GA don't know shite about building a house piers.

Then your GC consulted with the engineer for you, he didnt just send a dumb redneck out there on an excavator and tell him to just build it how he thought it was best.

So did you just build a structure without permits, or are you just clueless as to what actually took place on your job?

Okay, so my original point stands "isn't that something your GC could tell you?" Because WE didn't hire an engineer, but you're probably correct in that he did consult with one, I wouldn't know, didn't ask to be honest.

A GC that does a lot of volume of spec homes likely has a engineers on staff. Especially if they deal with entire subdivisions and roads/sewers/drainage/utilities, etc.

Dude I live in BFE, my nearest neighbor is 5 miles away by road, I own 300 acres. We have a local town, but they have nothing as far as building permits or regulations. I could build a replica of the twin towers in my field without consulting with any government officials if I wanted to (though the neighbors might complain)

And I have no knowledge of how things are done, that's why I hired a general contractor who literally built the house while I was out of the country.

Check the geo report. The geo engineer should make their recommendations in that.

There are basically no if any GC's that have engineers on staff to handle roads/sewers/drainage and utilities for entire subdivisions. I said in my original post your GC could tell you if he has engineers on staff, the majority of them do not.
