Sorry for the slight derail/hijack. But I did answer legit.

Borrow(if you don't have it) enough money to be able to offer them 3months rent.

Oh and forgo the deposit. That's important too. They will usually take that offer on the spot if they are not some Rent-Nazi assholes.

Depends on the management company. A huge company has to do everything the same across the board so they are less likely to be able to work with anyone.
