Read the contract, but yes it is very possible that you have to pay for the entire year.

Not take the lease off him. Probably a no subleasing part in the lease. That will cause more issues.
Send someone in to apply for your apartment after you’ve given notice.
There will certainly be other fees and/or penalties for breaking the lease. Plus it will show on any rental verification they are sent. Even if you leave it off your apps in the future it will likely show once you are screened for anything new.

Go to the leasing office and see her face to face. Once you get in her office, tell her is really important and you need her help. Hand her an envelope with 700 cash and give it to her. Please let me out of this lease and this 700 cash is for you.

Yep. You screw yourself breaking a lease. I don't understand why OP would sign a 12 month lease if he was planning on buying a house..

Yep. I did this when moving home from Dallas. we had 5 months left at $1075/month. I paid about $3k and they let off the hook for 2 months rent. Fortunately I had just made an Applebees commercial that blew my mind by paying me and two other guys $17k each for a day's work.
It can't hurt to ask that in any state. Offer up front payment. Secure a loan from a credit union if you have to b/c any interest will be lower than several months of rent.
And those lease contracts are airfrickingtight enforceable in most cases.

Offer to pay them 2-3 months additional rent in a lump sum to let you terminate the lease early. Then they can lease the apartment to someone else plus make some money off you for their troubles.

Like other said, read your lease and see what it says about breaking a lease. I had to break my lease in my last apartment complex. The fee was one months rent and since you had to give a 60 day notice before moving out, I had to pay two months rent as well. The apartment complex gave me three extra months to pay the remaining balance. So, talk with your apartment complex again and you might be able to set something up.

We just moved back to BR from Houston after a 4 month stay while our son was at Texas Childrens. We planned to stay for 6 but recovery was so well we were back in 4.
The lease terms stated that if we terminated early we would owe 2 months plus a early termination fee. In our case, we are just paying the remaining 2 months since we signed a 6 month. Now if we had signed a 12 month, we would term early.

Yes. It was part of that series of commercials Eatin Good in the Neighborhood. Youtube has several of them but i can't find OURS.
They showed us playing rugby at a park south of Dallas in Waxahachie(I legit broke my pinky re-shooting me getting tackled about 10 times). Then drinking and eating at the bar in a Grapevine Applebees. Sidenote is we were the only group(they had fireman, ladies walkin dogs, etc) that were NOT SAG Member actors but just legit retarded rugby players. We didn't know how to simulate talking or whatever the frick they were doing in their scenes.
Director just told us to crack jokes, don't cuss, and enjoy the beer and food. Was pretty fun.
They told the group of like 15 of us we'd be paid $500. They didn't tell the 3 of us who had the main parts we'd get royalty checks. When the commercial hit January 2001, we each started getting $200-$400 checks EVERY WEEK. Was about $13k after taxes. I have an Mpeg of our commercial somewhere on a DVD or thumb drive. I will post it one day.
This was one of them. We didn't meet these people but get this. the 12 second mark, that guy's shirt was the 'rugby' jersey I wore in ours and I kept it.

I will. a coworker at the time caught it on vhs then converted to Mpeg for me. I will promise to dig it up and get it posted here and on social media.
Get this, one of the guys at practice was smart enough to tell us two NOT to bring it up that we were geting those checks. Not sure they ever knew. he worried that the rugby club would expect a donation considering the casting people came to a rugby match to look for anyone interested in auditioning. They made us talk to a camera and do our best dancing. I told them I like drinkin and playstation(2 at the time) and then did the worm. That got me the main gig.
few weeks later I missed a call for a Cornflakes commercial b/c I was in Baton Rouge all weekend jackin it in Tigerland like a tard.
