BR Night Club Market

The Office
"Vegas" Project
Question one is, how many traditional "Night Clubs" can Downtown BR support? If you open up a night club downtown you'd have to consider the following:
1) You're relying on only drawing business on Fridays and Saturdays (~104 days/year)
2) You're catering to 21-25 year old patrons, and in BR a significant chunk of them are not around in the summer (So subtract ~24 days, so 80 days left to make your money).
3) On 7 of those remaining Saturdays, there will be a home football game - meaning no one can meet your dress code (Subtract those 7, so now have 73 days total to make your money)
4) On the Fridays before home games (people wanting to wake up early to tailgate), and on the Saturdays of away games (people predominately wearing LSU t-shirts and day drinking) I would also expect "Night Club" business to be light (That's another 13 days - so 60 days left to make your money). That's not a lot to have that market then split 3 ways.
5) City Club does well, but they also knocked both The Office and Punchers out of business the first time around, so what's changed since then?
6) For The Office specifically, you're opening up a night club that's already lost once, and you're only going to be the new "thing" in town for a few weeks/months before the Delgado project opens?

I've been in the building and I will say it's gonna be a really cool setup in there.

I think they're hoping to take advantage of the hundreds of new residents downtown as several apartment and condo complexes open just down the street over the course of the next year.

I've never been in a night club in my life, assuming that's something different from a regular bar. I've never even heard of the two places in the OP and I've lived in BR all my life. I imagine a night club as where people go to dance. No thank you.

Yep. The hallmarks of a night club are the following:
dance music
fancy cocktails
The entire purpose of a night club is to provide a place where hot single women feel safe getting plastered and grinding on people while wearing expensive looking clothing with the theory that men will follow those women there.
Upscale night clubs attempt to do so by using "exclusion" and dress codes to screen out "trouble-makers" to help young, hot, white girls feel safe going there. It has to be a destination that women see as a "going out" spot. The issue is finding the right balance of exclusivity.
Not enough and women won't feel "special" about going there. Too much riff-raff will start coming and women won't feel safe anymore and stop going. The guys will soon follow and the club will either close or have to change it's model to cater to the new clientele. Too exclusive and there won't be enough of a customer base to support it. Baton Rouge has typically been a market where there isn't really a good sweet spot that is sustainable. With new people moving downtown, that may no longer be the case.

Personally, with new people moving in downtown I'd go after the day drinking/happy hour market vs a night club.
I think, proportionally, the biggest dent of 200+ more residents is going to be on:
(1) Saturday/Sunday afternoon, where right now BR is a ghost town (outside of Lucy's)
(2) Weekday afternoon, where all of a sudden a few hundred people go from having a 30 minute commute to being able to walk home
The weekend nights already draw a crowd downtown so I'm not sure what beefing up those options really does?

I don't know how many times this concept will have to fail in Baton Rouge for them to get it.
A friend of mine did tell me The Office isn't going to be as clubbish as the previous version was, but if that's the case I'm not sure why they'd use the same name. Most of BR relates that name to douchebags.

I was disappointed when I heard they were going the club route on the building next to Hueys. It could be an awesome music venue. Has a really cool balcony area that would be awesome.
