And in your worthless opinion, that = welfare queen.
And I still pay more taxes than you. So I guess that makes you a welfare diety

And you call yourself a welfare queen. Seems weird.
Man, you're going to be disappointed when reality hits.

one day, Little mingo you'll meet actual welfare queens and you are going to be pissed because you were wrong.
You lived a lie, alas..you're really not one. Someone lied to you.

Probably not as I don't really hang around in low economic circles. Unless we somehow run into each other.

You, repeatedly

A childs view of the world. You'll grow out of it.

I have nothing against poor people. I also don't find myself hanging out with them often. My job has me working in corporate and high net worth environments and my hobbies are expensive. Am I too apologize for that?

Of course not, you're a self professed welfare queen. You have way more in common with their mentality.

I own a home. You live in a studio apartment.
I have a professional job. I'm not even sure you work.
I've never been a substance abuser. You're an alcoholic.
I don't lie and make excuses for my shortcomings. That is your existence.
Shall I continue and see which end of the bell curve we both end up at?

And your spiral into alcoholism forced you to sell them or suck dick for money.

frick no, it was no spiral. I jumped in with both feet.

And that's why people who have never owned now can't afford it.
Which is precisely why I am saying forget about the past, get into the market. Sometimes you have to choose between two options that are both difficult
quote:
Being house poor is my worst nightmare. unless you are dual professional income, there's a very good chance you'll be house poor, and even then it's still a good possibility. frick. That.
Ok so what’s your alternative? Just be regular poor?
Sometimes difficult financial decisions are framed as bad ones in order to avoid them.
quote:
You can't get a traditional mortgage if it's not your primary residence. How many young people can put 20%+ down?
Um ok. There are plenty of ways around putting down 20%, especially for a first time home buyer. Just pointing out you have other options than to live in the house you purchase if it isn’t practical, and that a hedge against rising real estate prices is…owning real estate. You have to be flexible, just like your location, in order to afford something.
quote:
Horrible analogy. You can put $1 in your 401k if that's all you can afford. The price of a house is what you have to pay, whether you got it or not.
It’s not a horrible analogy, you are just refusing to see a home purchase as an investment/savings vehicle, and that just like savings, your budget should be developed after those outlays are made/accounted for.
All of this aside, what exactly are you guys mad about? What is the solution? Policy? Home ownership is achieved by hundreds of millions of Americans.
I had a guy that was a helper in a window install at my house last week. Second in command of a residential window replacement, not a glamorous job. He was bragging about the house he just bought in Carriere, MS with a 3 car garage. I live about an hour from there. This dude not only made the commute each day; he was proud of his house. He showed me pics, nice house over 2500ft and under $200k. Mentioned he didn’t like the drive but had to get more space. Just a dude doing what he had to for his family and seemed happy with it. Maybe it was a difficult financial situation but probably not a bad one. If he can buy a house, I’m just not sure how that reconciles to a bunch off college educated grown men on this forum not being able to, unless they have made some poor decisions financially, even if they don’t realize it.

Many banks are not going to lend to you as a first time homebuyer if it's not going to be your principal residence.
You are gonna pay a premium on interest rate to find a some exotic loan that allows you to put not much down on an investment property while having virtually no assets to back it up.
