Bay St. Louis/Pass Christian Insurance Costs

Can anyone speak to what flood and homeowners insurance costs on residential properties in the Bay St. Louis and Pass Christian areas are like? FWIW, my point of reference is the New Orleans area. Among other things, I'm wondering how the costs compare to the New Orleans area, and whether the costs vary considerably depending on the specific location. Further, I assume it goes without saying that building "up" means lower premiums, but will those homes on piles withstand big storm surge? Thanks in advance.

I can only speak for Bay St. Louis and most of that area is not in a flood zone and insurance is not required with a mortgage.

There's probably several reasons a good portion of West Beach in PC and large areas of Long Beach along Hwy 90 haven't been rebuilt. But I suspect the primary factor is insurance cost, closely followed by the additional construction expense required to get insurance coverage.

My understanding of it is it's not so much the cost of insurance but the strict building codes they instituted after Katrina which has held up new construction. Insurance is certainly more expensive the closer to the beach you are

I’m on the third block from the beach (Old towne BSL), house sits at about 24’ above sea level...$3750-5500/yr for everything, depending on deductible, for a $325k house.

No, nothing survived the storm surge last time.

Gaston, I stayed in a little BnB a block away from TBT a few weeks ago. I couldn’t believe some of the houses down that street didn’t look like they were effected by Katrina. I was surprised they still looked like their original frames and walls.

Matter of fact the house we stayed in was old, still had old floors, plaster walls and old original door frames. Did that area not flood?
