What about woodland ridge and Camelot subdivisions off Harrell's ferry? Are they trending down?

I wish. I wouldn't be so fricking busy.. in the last 6 months the state office in Knoxville has received 15 requests for determinations/locations of wetlands, streams, etc. for construction purposes.. Nashville has received 95.

Which is 3x the amount of Memphis and Knoxville combined

Not to my knowledge, but I haven't been out to those neighborhoods since the flood. I know some areas near there were hit pretty hard, but I'm not sure about those individual neighborhoods. It feels like much of town East of Airline has an uncertain future at this point due to the extent of the floods.

they are very busy in the construction business over there. less so with new stuff being developed (compared to 2015-2016) but yeah.. the entire state is booming and if you're in construction you can't really go wrong with TN. crazy thing about chattanooga is that it's dirt fricking cheap. i could buy a hell of a house there for what i pay for my 50 year old apartment



^ that's the number of aquatic resource alteration permits by each office. bridges, utility lines, etc. pretty good indicator of growth.. it lags behind a couple of years too. there's a mistake with the Nashville data for 2014-2015 btw

Just north of downtown Dallas is similar.. cranes galore. New high-rise apts. go up weekly.

Yay more buildings, transplanted californians, and traffic.

This is a pretty accurate and concise take. I lived there from '00 -'13 and was just back there last weekend visiting. It's a very different city, even from just a few years ago. It's still good, just different. We're considering moving back but the real estate is insane right now. I sold my house in '14 and it's gone up $100K since then. I would basically have to buy it back for double what I paid in '08.

Are you suggesting Nashville doesn't have a major university in the heart of the city?

Both Vanderbilt and UTa have economic impacts just shy of $10B.

Definitely wouldn't be kicking and screaming if I had to relocate there.

I like chattanooga too. It has been a very long time since i went there as a kid but it seemed pretty chill

its fantastic here. 55 degrees the last 2 mornings i woke up; didn't even run the AC the last 2 days because it only got into the mid 70s.

DFW is nuts. It's getting pretty expensive though.

Ever heard of a little place called Vanderbilt? ..then there's Trivecca, Belmont and Lipscomb all within 2-3 miles of Vandy and another majority university 25 miles away in MTSU.

There's also about a dozen community collegs downtown.

Downtown has a serious homeless person problem... at least the last few times I was there. It was bad.

The entire city has a homeless problem. You can't go to any corner or stoplight without panhandlers in the city.

It's concentrated downtown because it's downtown and there's a huge shelter on 7th St.

50,000 students vs 12,000

Vandy students are a lot like Rice and Tulane. The majority of the population is from elsewhere, tend to not stay in the city after graduating.

When was the last time you were on UT's campus?

I don't remember Austin being in China.
