I can’t think of a single neighborhood that fits this description. I understand what you’re saying about self contained neighborhoods and those are nice. It’s good to have neighborhood grocery stores and restaurants, but I don’t feel the need to force them in people in the name of efficiency.

The problem is that costs raise, which defeats the primary purpose of suburbs (living with space for less money). This is only available in some of the most prosperous suburbs due to this reason.
Housing is already insane. Making it even more costly is going to force a lot of families out of the market entirely.

In a few years. I'm not sure where we will land, but I am done with Louisiana. My Father is up in years now and I won't leave him, but his care and needs are the only thing keeping me here now.

frickin this! This is the blight of suburbs - strip malls and miles and miles of parking lots that sit empty and are a waste of space.
Make suburbs mixed use and walkable. It's not a crazy concept people. It really isn't.

You do realize that land ownership and our topography is the sole reason why high speed rail isn't an investment in this country right?
And the government owns the majority of that land.. not to mention issues with private land ownership.
The way land is handled is why china and japan can develop rail like they can.

No one wants to live in shitty duplexes and townhouses that are on top of each other just so that they can walk to the grocery store. It’s really not difficult to understand that there’s an entire population of people who do not want to live in urban mixed use development. That population of people is your current audience.
People want their own space. Not a public dog park, they want their own yard. It’s really not complicated.

I left right after college and moved to Texas before moving to Texas was cool.
