I filed my protest this morning. According to the document they sent my property value is up 98% since 2020.

All property tax is absurd, and should be ended. The right to own property should not be taxable and therefore possibly revoked

They bide their time waiting for the house to be sold, so they can "leap" up more than the 10% a year they're allowed to max you out. The last year I paid taxes on the house we sold the value was X. December 31st, sold the house for X+35%. The new homeowner from NJ was smart enough to dispute apparently, and his increase over 2 years has only been (X+35)+10%. The tax notice I got in 22 before closing projected a 40% value increase over 4 years, so it's not like they didn't tell us what their intent was.

If it makes you feel any better, pulling up a rando ~$400k house on Acacia PL in Spring, the tax rate appears to be about half of what I paid (3.5%) in Fort Bend in a particular MUD.

Man, that really sucks. I hear horror stories about property taxes in Houston. I’m transferring down there in a few months and figure I’ll just buy a large box.

there are other taxes that can pay for those services if they did not waste half the money. Also paying income , sales and use taxes

Make sure you pay attention to the tax rates. It varies from 1.58% to almost 3.5% in like a quarter mile of me. I’m on septic so I avoid the mud tax but I was looking at a house 2 miles away and the rate was 3.2% because it was a new construction neighborhood with a mud tax.

Yes-don't only look at selling price especially in the Houston area.

When I was house shopping 3 years ago I was looking in the Champions area in north Harris County..I found a new build home along Cypresswood...and the taxes were $13,000/year before any exemptions for a $500,000 house. I ended up in the Woodlands with a similar priced (but older) house and my taxes are about $4,000/year. That is still a lot but no way I was going to pay $1,000/month in taxes to Harris County.

A lot less than you would pay in income tax if you can afford a half million dollar house and you actually get shite for what you pay.

If you’re just an idiot conscious objector to taxes, I get it. If you are a half way intelligent person you don’t complain about Texas tax system

4k seems low for the woodlands on 500k but I’m not a tax expert and most info you find isn’t accurate or outdated. I googled the tax rate for my neighborhood and got 2.01% to 1.97% but when I pulled the tax info and added it up it was 1.58%.

I paid around $17,000 a year in state income tax in Louisiana and paid another $6500 in property taxes. The tolls in Texas probably average out the difference in the sales tax. I’m in one of the lowest tax rates that I could find and looks like I’ll be paying 20k in property taxes if I don’t win my protest and it should be 13.5k to 14k based on purchase price.

Property tax would be close to 40k if I bought in the neighborhood next door with the new proposed appraisal.

We experienced the same thing moving to TX several years ago. The 10% cap does not apply in the year of purchase so they can jack up the value to whatever. It’s a nice little surprise the lender and realtor always seems to forget. My mortgage went up about 15% the following year because of this. You can protest the amount above sales price.
Now I pay my property taxes separate. If you can just put that money aside in something like a money market so at least you’re the one earning interest.

I submitted my protest with closing documents and didn’t even have to have a hearing.

They submitted a new appraisal price matching my purchase price so it lowered my 2025 property taxes by about 30% from what they had appraised it at.

to pay off the bond holders for all the utilities: water, sewage, electricity lines, they built for the new neighborhood . It’s typically only on new and newerish construction. It goes away…eventually. If you don’t want a MUD, you have to typically purchase an older home in an older neighborhood; or buy a home 2.5 hours from a major metropolitan area
