House shopping and Central is a good prospect.

Pros? (Besides a good school system)

Cons?

I know several posters on here have mentioned that it’s lost its rural/country feel to it over the last 15 or so years as BR kept sprawling.

I’m sure there’s still that feel to a certain extent, but it definitely has grown a lot compared with early 2000’s. Which isn’t a bad thing at all, just not as quaint anymore.

Nothing else pro about it.

Prop values are high.

Drainage issues all over bc the non smart development blew up. Causes flooding in areas that used to not.

traffic is bad.
(there is road construction to widen main roads to alleviate that though)

Personally I'd look at Zachary or Watson (North of Denham Springs)

Prairieville does everything Central can do but better. You want a suburb of BR? P'ville is #1.

If it means one less car on the roads in central I suggest you look elsewhere. It’s a shithole.

Central is definitely 1b. They both have good schools. I like P-ville, but my commute is brutal compared to what it would be from Central. If you work in BR, traffic is a major consideration before moving to Ascension.

Both have bad traffic. I worked in south BR (Perkins / Highland area) and lived in P'ville for 4 years. I agree that if you work past Seigen Lane going West, it would be a major consideration if it is an over 35-40 min commute. If it is in that same window, take the better P'ville over Central.

It's a solid area with decent land use plan. The schools are good, there isn't much traffic, and there are a lot of young families moving in. It's also very easy to commute to Baton Rouge and it's a very quick trip to the airport.

My flood concerns would be largely remedied once that diversion canal is built unless you buy in a particularly low area.

That neighborhood by Stabb's Chophouse is really nice and did not have flood issues.
