This is the truth from what I’ve seen. I heard the white flight expanded to Clinton some and other areas, but they’re still driving to the same Wal Mart.

My guess on the number of for sale homes there might be due to issues and complaints against the builder, Level Homes. Also paying $600,000 for essentially a well-built spec house.

I was born and raised in Zachary, it is nowhere near what it was.

I was an 80s baby and had the time of my life riding around, getting into trouble and playing endless games of ping-pong at Fennwood country club.

It’s 100% the truth. West Feliciana high is 50/50 black, so you can’t go to st. Francisville. East Feliciana is predominately black. You live in south Louisiana. There is no escaping them. If that’s what you’re trying to do, move to Montana.

Like I said, for what it is, Zachary is fine. I don’t think people ride this state enough and go to some of the desolate parts to realize what a crap hole it is.

My wife grew up in Fennwood, but she was born in the early 90’s. By the time we started dating (2009) Zachary was already heading downhill.

If that’s your goal, you can send your kids to private school

Pretty sure we’re as close to 0% as you can be at my daughter’s school.

But if you dont see the writing on the wall thats on you. Major drug bust a week or so ago on Newell Street. Newell.

All those new subdivisions with "prices starting in the low 200s"... you will be surrounded in about 3 years.

Americana is a nice area but with smaller lots.

Some other nice spots off Rollins and Port Hudson-Pride road with bigger lots.

I've heard of some frustration with West Fel recently but I don't think it's a bad district at all or related to the racial makeup. 50/50 surprises me, but I wouldn't be surprised if at least a third of the kids are from low income families.

I know of at least one family that sent their kids to the Catholic School in New Roads....which is a pretty easy drive now with the bridge. A lot of that was due to their specific priorities in education that made a small private school ideal for them. But it's an option I'd consider if I lived in St. Francisville or Zachary.

I don't see West Fel getting overpopulated like Zachary. West Fel fights development; Zachary has never met a developer they didn't want to blow. There's something 2,000 lots that have been approved in Zachary that are not yet developed. So they are going to have to raise taxes to expand schools and roads very soon.

Zachary is sort of like Gonzales north. Clearly a small town that's struggling with the reality that it's a real suburb now. Traffic is rough. People don't necessarily know everyone anymore. There is some crowding issues and some crime now. If you remember Zachary or Gonzales in the 1990s, seeing them today would be sort of a mixed bag: Happy to see the amenities, hospitals, and restaurants. Sad to see the erosion of their small town identity.

My buddy's house had been for sale in the market for well over a year. He had to relocate for his job. He ended up just renting it out.

He is saying that it hard to sell an existing house in that neighborhood because they are still building new homes that are being financed and sold by the developer at cheaper sometimes cheaper prices and better rates than the bank will offer.

Don't do it. Property values are high right now because of the school system, but it's in a steady decline and will get much worse in the coming years. I got two more years to get kids out of school and I'm out. This place is turning hood quick.
