I don't think anyone has mentioned Arbor Walk on Hwy 21. Nice and close to everything.

I went through a St Tammany home search recently.
Some of the neighborhoods that have been listed here will require flood insurance, some may actually flood, and my realtor told me one of the subdivisions listed on here had a notable number of foundation and resulting termite issues. I am not going to call names of subdivisions, but get a good Northshore realtor, and they can give you the lowdown. I used to hate on realtors, but after my experience a couple years ago I changed my mind. Their knowledge of the area or their ability to set you up with well respected inspectors who have a good knowledge of problems in the subdivision can be invaluable and was for me.
Also, Fontainebleu jr / high school and there feeders are quality schools just like Mandeville high and its feeders. I hear Lakeshore is also good. FYI, we learned that even neighborhoods north of I 12 with a Covington address may still be zoned for Mandeville or Fontainebleu.

Most of Conington CC is in a C elevation zone. You're right about a lot of the neighborhoods and homes needing flood coverage though.
Also, a realtor can really screw a deal up here. Especially if they try to work the listing agent and owner over too much. You need an agent that's from the area that will be realistic about what you're getting and what you're offering. There are a few places north of the interstate that are in Mandeville school district, but that's pretty close to the cutoff.

Agreed! I guess that's part of what I meant by a good realtor.

If you're working in downtown New Orleans at least twice a week, I'd stay away from things off of 21 in Madisonville or Covington. Sometimes the 190/I-12 intersection gets super-gummed up. I've heard Madisonville bridge traffic gets bad too.

I don't go that way anymore, but they essentially closed the bridge during the week. It used to open around 5 pm which was dumb. Now it doesnt, I think I heard they are going to put a light in madisonville as well. Don't quote me on that it was a few months ago I heard that and haven't heard anything since.

Would make way more sense than a light. That circle by Hannan has been great and its not even finished yet.

Versailles is my recommendation. Easy access, Mandeville schools, reasonably priced, young families. In short, it should check most of your boxes. Get an agent. I have lived here over 40 years and know a few. If you need some names/ number of agents familiar with the area (flooding concerns etc.) I can hook you up. If not, cool beans and good luck.
