A torch is good for creme brûlée, duck breast, and lighting my pellets in the smoke tube. Putting meat in a bag and creating luke warm temps for extended periods of time has nothing to do with a torch. ...

Most of Conington CC is in a C elevation zone. You're right about a lot of the neighborhoods and homes needing flood coverage though.
Also, a realtor can really screw a deal up here. Especially if they try to work the listing agent and owner over too much. You need an agent that's from the area ...

Yeah. It's funny seeing some people who want to say they don't have much confidence in Ed. They can't give you a better option, given the timing and cluster the AD created, or admit he's working with what Miles created after years of mediocre results.
