Where did you get your house plans? Any one get plans off the internet?

As I look into the option of maybe building my house, I found a website that has tons of different plans for either cottage or bungalow type.

We went with BP-2399 but ended up altering it a bit.

I looked at thousands of plans online....I was completely clueless at the time about construction costs. Ended up with a very nice set of plans I couldn’t afford to build despite modest square footage......bought another set from an architect online, which also proved to be extraordinarily expensive per square foot due to certain design features. Ended up pulling a selection of plans from online and sat with my builder, who explained local code ramifications. He helped me narrow down things to a plan I liked and could afford to construct, then sent me to his draftsman to reproduce what I’d found online. Things like window size and placement matter hugely if you are in a coastal wind zone (these extend quite far inlands, fyi). Dividing large window sections into smaller separately framed units separated by 6” saved me a huge amount of $$$ over a single multipaned window that would have needed to be wind-rated.

I can vouch for House Plan Zone. They’re in Hattiesburg, but have a strong online sales group as well

If you are wanting something in an Acadian/ Louisiana or French Country style home. Id suggest Steve Madden. He has a ton of plans online and he will sit down and customize if you want. We used Steve for our house a few years back.

We had a architect draw ours out on the cheap. Took several tries to get it right. Sent them to madden and he fine tuned them. So glad we did because he was able to make it work

I would have just started with madden if I did it again. I was scared my wife wouldn’t have been able to get it right without killing him

We are going through the same thing. We found one we really love but its bigger than what we want and want ot make other changes.

Plan is to print out the floor plan and take it to someone to get our changes done and see if we can make it work with what we want our budget to be.

I drew my 1st floor on graph paper and brought it to my buddy who is an architect for 2nd floor layout and elevation. He doesn’t do much in La, but here in TN & you guys in TX if you’re looking for a talented architect Guy Land is 2nd to none.

Have a friend that is a drafter and he did house plans as a side job, he knew the local codes.

We went to countless open house tours on Sundays to see what we liked and disliked. Toured houses well above our price range, some below it, and of course many in our range.

Took our ideas, pictures, and a few maginzes with us to the drafter and he drew them up.

We drew our own plans. We had an architect in laffy draw it our. No regrets
