What would the Money Board do with a 2800 sq ft retail space for 3k/month?

Open floor plan.

Corner building in the heart of a downtown historic district - made up of mostly a variety of restaurants, offices, bars, and upper level residential rentals. Est. 20k population plus a college with an influx of 15-20K students.

My initial idea - Outside of one food place, I've noticed a complete lack of "drunk food" catering to the late night bar crowd. Although, I feel like there's a reason for this

Going to need a little more info. very good corner in relation to what? demographics? City? Area? Surrounding businesses? ...

Totally speaking out of my arse here as I've never owned a business but that rent seems awfully high for such a small town.
