Any reputable agent will let you get out of the contract. 100% fire the agent

Big a big Boy instead of a BigBlake and tell him/her is fired because you are going in another direction. You appreciated his/her services and you look forward to working with him/her again in the future.

Don't let him/her sell you after those statements. Say we will chat soon and hang up. Then ignore his/her calls and close the deal.

The buyer likely found the home through your agents efforts. So I think you contractually should pay your agent whatever they are due. Then agree to no additional “buyer agent” fee.

I did this from a buyer prospective. The realtor refused to show me non MLS properties and continued to push me to lender I didn’t have any allegiance to.

I found a FSBO property.
I wrote up purchase agreement with seller.
I lined up financing with the lender I chose.
I told the realtor his services were no longer needed.
I closed seamlessly 30 days later


I saw him a restaurant about 6 months later and he wouldn’t even look at me.

The last line should read, "Then have his attorney call your attorney."

You are in a bad spot on this. Read the contract, it says you owe and you also owe if it can be shown the buyer initiated interest while the contract was in place. Realtor’s will absolutely enforce this and file suit if needed to protect their contacts and to ensure it does not become a common thing.

Maybe you can have a discussion with the agent and work our a reasonable fee.

How did the potential buyer find out about the house being for sale? Was it based on work of the realtor? I understand they approached you directly, but how did they know to approach you?

im not a fan of real estate agents but you didnt find the buyer... the buyer merely contacted you and most likely indirectly from the efforts of your agent.
The agent may be able to successfully contest the sale if you go into closing before his/her contract expires.
