ofcourse sales will drop because fewer people are willing to sell and why should they? So they can rebuy a more expensive house with a much higher rate?
this does not mean prices are going lower but in fact prices could even melt up from here. We wont see a sizable correction until the supply outstrips demand and for that we an catalyst like a recession with layoffs->foreclosures or when baby boomers start leaving the housing market in mass (moving into nursing homes/dying)

I think wheeling into stocks with cash secured puts is a very under used strategy. Many use buy limit orders but why not use a cash secured put instead? Say you want to buy 100 shares of stock A for $100 when its trading for 102. Instead of setting a buy limit order for $100 you sell cash secured puts for $100 and pocket premium if it does or does not drop to $100.

I made out decently with ATT dividends plus premiums off of covered calls but so many other plays in the same timespan would have been so much bigger

another strategy to help your T holdings is selling covered calls while using your shares as leverage.

I use zillow mortgage rate tool to find the most competitive rates. It has worked out well for me for the few loans/refis I've done, which were all small/relatively unknown companies used.

one of my favorites is transferring my points to Hyatt.
its a 1:1 transfer but Hyatt points can get you rooms that worth ATLEAST 2x the value.
For example transfer 30K ($300) of Chase points to Hyatt and redeem for a free 30K point room... you can easily find a hotel and date where the room would cost atleast 2x ($600) if you tried to book that room by any other means

if you are into using points for travel then chase freedom unlimited is basically a 3% cashback card (1.5% cashback in the form of UR points on everything) and it doesnt take much effort to find atleast 2X value on UR points when transferred to other reward programs)

ATOS is entering a perfect storm that can send it skyrocketing very soon...
-very high short interest that can cause a short squeeze as they are forced to cover
-gamma squeeze from crazy volume of option calls being made
-upcoming index inclusion where institutions have to buy shares
-inching very closely to 1Billion valuation where it could then be hyped up on WSB
this is just about as confident as I ever felt for a big short term play

DIY accounting for single member s corp

This is in California. Wife is starting a single member s-corp for a clinical therapy practice. We are trying to decide how we should handle the administrative side of things (accounting/bookkeeping/taxes and s-crop fees/payroll).
By chance does anyone have something similar and handle all of the admin tasks on their own? Im trying to figure out how much time and hassle this would be.

one thing you should also do when starting off with credit is try to open multiple cards that you plan on just holding onto indefinitely so you can start building some aging in your credit profile. You dont have to use them besides like once every 4 months ago to keep them from shutting it down for inactivity.
Lets say you only get one card and 5 years later you get another card... your average age of accounts will plummet to 2.5 years which could have a noticeable impact on your credit score.
But lets say you got 5 cards and 5 years later you get a 6th... your average age drops to only 4.16 years.

when my wife bought a Lexus RX they pushed hard for extended warranty. I flipped their script around and said if an extended warranty is so important then we are having second thoughts on the reliability of this car and walked out. We got a call the next day with them offering knock another $250 off the price.

There are some annoyances such as having to work in teams and many assignments being very vague with no rubric but its all graded very leniently. You can get through each week's workload in about 3 hours if you and your team are quick.
There is a cumulative final but you probably need like 0-50% on it to secure your A. I scored a 98/105 with literally 10 minutes of review.

I like the Chase Ink Business Unlimited. No annual fee + 1.5% UR points which I then pool up with all my other Chase card UR points. And UR points are conservatively worth atleast 1.4% when used wisely, effectively making this a 2.1% cashback card for business purchases.

from piggybacking off of some fintwits I zero'd in on IWM as a ticker that should continue to down trend on the weeks ahead.
I decided to play it safe with just doing call credit spreads instead of buying puts. My spreads for 3K credit are pretty much guarantee for their 4/23 expiry and I tripled down for 10K of credit expiring 4/30.

into the 6th week now and ISDS 730 Lean Transformation with Darrat is pretty much as easy an A as you can get. Nothing really hard hitting or analytical to wrap your mind around. No books to read, just a series of short videos and articles to review. Studying for the proctored exam is unnecessary... the questions are so easy that only a quick run through of the week's material is necessary to Ace it.
One downside is that there are team assignments which can he a pain to deal with. Fortunately for me my team is on the same in that we all want to just blast through the assignments as quickly as possible without messing around.

if you are financially disciplined I would mortgage. A mortgage is just about the cheapest money you can borrow and you should easily be able to out earn the interest fees with the cash that would have been used to pay off the house

I use Alliant Credit Union as my main bank. Not only do they pride themselves in constantly trying to compete among the highest savings rates (currently .55%) around they are just an all around awesome bank.
-easy to use interface makes it a perfect banking hub to hook up all your other various bank accounts
-doesnt try to nickel and dime you with BS or excessive fees, few times I got hit with an unexpected fee I called them up for a courtesy reversal
-ability to create extra savings accounts instantly (no credit pull or application) which is handy when you are trying to segment funds
-supports the biggest ATM networks and gives automatic ATM reimbursement fees if you use an out of network ATM
-even gives an interest rate on your checking account
Only negative for me is I dont live anywhere near an actual physical branch location which can become a problem if I ever needed to withdraw a large amount of hard cash on short notice but Ive done just fine banking with them while never stepping foot in a branch after 12+ years
