Selling a lot FSBO

Has anyone here ever used FSBO.com's MLS package to sell a home or a lot? They state you pay a flat fee of $399 and your ad gets pushed to sites such as zillow, realtor, etc. plus a 2-3% broker commission. I'm not getting much interest on my lot, but all I have is a For Sale sign on the property. I prefer not to use a realtor if I can.

What would a typical realtor commission be for selling a lot for $100k if I do get one?

6% but you can ask them to do it for 5%. The trouble with that is trying to save that 1% might cost you in time as agents are more likely to push what pays them more.

This seems really high. A few years ago we sold a house FSBO and it was like 0.5%. Not sure if lots are treated differently or if they adjusted their fees.

A 3% fee makes it highly unattractive, imo.

At least try putting it on Zillow for a little bit first...its free and has become a pretty good site for combining basically all available listings.

You really have to do this, but unfortunately the most action you get is realtors calling to get you to list it with them. It's the worst but if you're trying to avoid listing fees, no way around it.

You can sell FSBO but you need people to know it is for sale. That means advertising. Put a sign on the lot with contact info, put an ad in the paper, list it on free fsbo sites, facebook, etc.

Most lots I’ve seen for sale in this area are quickly bought or at least interested. I sold my lot within a month just by word of mouth/Facebook. It was not in a neighborhood and it was only cleared. No grading or other significant work.

FSBO, non-MLS package should get you some additional interest. The MLS package will get you listed and might get some slight additional exposure. I’d start with the free/cheap options first.

The land we purchased had a realtor (owner was buying a house and used same one...) and was a 5% commission. When we sold ours, there was no realtor involved.

Yes, the lot is desirable and priced at what I paid for it. It's in Bedico Creek in Madisonville. I was told it's better to keep the lot uncleared until you're ready to build to prevent rain from saturating the ground. I just want to unload it so we can buy in the Madisonville area.

We've been using Facebook and word of mouth, but we're not having much luck.

I'm going with FSBO for now.

I’m a realtor in the area and list for just 1%. You will need to offer a buyers agent a commission also, typically 2.5%. My email is tdtitleistprov1x@gmail.com would love to help you out.

Are buyers usually so passive when finding homes/land? I've used realtors for my three past home purchases but I found the properties myself since search engines are so easy.

Put that on any of the northshore Facebook buy/sell pages and I bet it sells quick.

What part of bedico Creek or what's the address?

Could probably call some of the builders in there and see if they want it. They are throwing houses up left and right in there.
