Putting an offer on a house when yours isn't on the market yet ?

I know I'm eventually outgrowing my current home and have a realtor sending me emails just to torture myself. There's a house we are going look at tomorrow during an open house and I'm pretty sure we will love it. What's a typical contingent time frame on an offer and can the seller accept other offers over my contingent one??

Can you afford to carry both payments? That's the answer.

IOW. There's always another house to buy that you will "love". Take the emotion out of it and look at it objectively.

Just put "contingent on the sale of current home" in the offer.

We just went through you same scenario. Seller accepted our offer with a 48 hr contingency break where if they got another offer then we had 48 hrs to either move into escrow immediately or remove our offer with no penalty. Only money we lost was the inspection fee which you must complete within a certain number of days from the seller accepting your offer.

Be prepared though for the seller not to accept your offer if your house isn't for sale and you can't carry two mortgages. We declined an offer on ours because the buyer was still two weeks away from listing their house.

Losing the first house sucked at first but we ended up finding a better house, in a better neighborhood for less money once ours had an offer so it all worked out. I would advise getting yours on the market asap if you want a buyer to take you seriously and not miss out on a home you really like.

Yea definitely can't handle 2 mortgages. I'm probably screwed since I feel there asking price is kind of high and will have no room for negotiating with the contingent

I just feel like me or the wife don't want to go through the trouble of listing our house which we are fine in currently unless a dream home comes along

What is the housing market like for this price home?

Soft market =Buyer flexibility
Hot market =Little flexibility

How long has the house been for sale?

If you think it will sell, ask the agent for a predicated offer....depending on how desperate the other folks are......they may give you up to 30 days. The ones I've seen lately have been for 15.

Is it a sellers market where you live? THen a contingent offer should be fine. If houses are sitting on the market it probably won't.

Went and looked it was nice but not the upgrade I was thinking . Also $190 a square foot is unreal expensive

Maybe it will help us thinks seriously about what we want and how to list our house or test the market with it

How would he have 2 payments? Isn't his intention to put an offer on this new house which is contingent on him selling the old one?

Or will the contingency be only the opening of escrow (and not the complete sale) on your house, and you risk going a few months with dual payments ?

To fully qualify without a contingency he'd have to be able to carry both payments.

His intent may be to sell his existing house but to purchase the house without contingency he HAS to be able to do the above.

BTW, most states don't do escrow like California does.

We did this last year


Were planning on building but a perfect house came along. We put a full price offer contingent on sale of our home and sold it the day after when put it on market.

I was very apprehensive about ever trying to sell my home without having a new place picked out and settled.

It worked out for us but the home we bought had been on market for a little while which made it easier.

I was the opposite.

I was worried about selling my house, at least for near what I was asking. My realtor was very confident it would sell quickly though (shocker).

It sold after the 2nd showing for full price in cash.

Unfortunately it took on 2' of water one week after closing.
