Property management in Baton Rouge

I'm trying to hire a property manager to manage 4 doors in Baton Rouge. Anyone have one they'd recommend?
This is my first time in this market, mostly operate in S MS
Is a portion of the first month's rent customary? That's on top of a monthly percentage

L&B is great, very professional and organized
My suggestion is just to ensure you hire a broker or agent whose firm is setup for PM. There is infrastructure they have that can work to your advantage as the investor

yes. % of first months rent based on length of lease 1 or 2 year.

I had one that was bad, still had to solve all the problems, our goals weren’t aligned. They should make money when I do. But they would get paid wether it was vacant or filled, so what’s the incentive to fill it, or fill it well. They were taking the late fees. So they probably did not encouraged on time payments. Books were always jacked up. I spent more time birddogging them if I did it my self. I hired them because I was scared to interact with the tenants, but I fired them and got over it. Most tenants are polite and want to continue to live in the same place.

yeah screw that. not supposed to charge when not filled. they gouged you.
