1 - Rates for commission are negotiable. Most sellers (or buyers don’t). Why not?
2 - When I list a property I’m getting paid for more than to sell it. A good agent is worth it, a bad one isn’t. If you think a good agent is expensive, wait till you get a bad one or do it yourself.
3 - I like selling FSBO. I’m going to negotiate a rate and I’m looking after both buyer and seller’s documents making sure there are no hiccups. Hint: I can generally get those cheaper for my clients because as you say, lots of realtors don’t like it and there’s less competition, not to mention most owners really have no idea what their property is worth.
There is a real problem in the industry though, dual agency. I see that abused on a regular basis, which IMO is the foundation for much of your angst.

i have a neighbor that insisted on selling his own house with no agent. tried for 2 years. nothing. he finally employed an agent and it sold in 2 weeks. it's definitely a cabal.
Do you know why realtors weren’t beating down his door to sell it? It’s not because they didn’t want to.
They didn’t know it was there.
By and large FSBO have absolutely no idea how to market their property. Generally an agent will see it because a client of theirs sees it and calls it to their attention.
When a listing goes up in my MLS, 1000 or so agents see it. Every one of them has people looking for homes. Good ones have search parameters set up to flag new listings to send to them. I’ve got 100+ searches active now, even on vacation I’m still taking a few minutes to check that daily. So it’s no wonder he got activity.
Do you know what most realtors don’t do? Set Zillow or other search engine searches for clients. Some will to troll for FSBO to try and list properties, but they aren’t looking for clients unless they have very few. Those searches just don’t work if you’re a busy agent.

I have sold two homes in the last two years and both were initially listed myself but also on MLS. Stated would pay up to 3% to buyer's agent. Had no showings on both houses.
Given the agents get paid the same (unless buyer agency rates are higher than 3%) it makes no sense to avoid you. I’d negotiate a small fee from you on the sellers side to handle your paperwork and coordinate with the title company.

Bought a house two years ago. Bought at $25K above asking. Current value according to Realtor and Zillow websites has it $200K+ over what we paid.
The house we sold got our asking price, but we have noticed in both our new and old neighborhoods that houses aren't selling in a week any more unless the seller goes real low.
Tough times ahead.

If someone has an affordable house that matches their essential needs they should probably just stay in place and plan to live there for the next five or ten years.
But if they need to sell the ugly truth is they should just significantly cut the price. Next year the price is likely to be lower than the low price of today

I just hope the market is stable in 3 years when we plan on selling. We are way in the black on this house though. We've been here since 2012.

My sister and Bro in Law had theirs on the market in Covington and got "zero" offers in 4 months
