lowest rate right now is 4.875%. thats a big swing your way if you can make him give it to you. how close to closing are you?

nate - right now i'm at 6.4 with a 1300/month note. Should i hold out for the lowest possible or pull the trigger now? i get goose bumps thinking i could get to 4.5.

Remind me on FHA... how much is closing on average (assume $321K loan) including insurance and how much is the monthly insurance.

PMI on the FHA loan for that amount would be 147.00 amonth

if your broker didnt lock you then start talking to him about it. tell him you have a better offer that makes him sweat .

633 if you want my best advice this is how i tell my customers. get in line right now! get your appraisal done,get title ordered get everything you need to the broker to close the loan and then when you see your rate lock it and close it. i can make 4.875% happen right now 4.5% would take some work but who knows
