Do you plan to sell eventually? If so, consider the extra taxes you will owe once you haven’t lived there for a while

I think of the local guy who rented his old house. Had great tenants who paid on time and took good care of the place. Except the wife stupidly dumped the cat litter box down the upstairs bathtub drain. It turned to concrete and cost a $10,000 plumbing/repair job.

I was contemplating renting my house once I retired. Think it changed my mind.

No way would I want to be a landlord during the pandemic with the possibility of eviction moratoriums.

I'd guess similar relief will need to be provided to property owners if this starts stacking up. Hard to make mortgage payments if the tenants aren't paying rent. It is only natural to follow it up the chain from there and ask what about the mortgage holders if the property owners don't have to pay down the mortgage.

In the end the government will make all sides whole and the taxpayers will foot the bill. Yet another mess created and solved by federal government.

i have had zero issues collecting rents. SBA gave out loans anyway to LL for extra emergency money IF needed. i have not needed a red cent of my loan money thankfully.

some have already deferred or used forbearance. plus received loans.

but yeah if you do put evictions on hold for federally backed loans, you must also federally put all mortgage payments on hold for same amount of time IF it is an issue for anybody.
