Eh. Numerous people in the past 5 years have spent $600k-$700k to TEAR DOWN a home on a lot and build new in my neighborhood. BR is shite in a lot of ways, but there’s plenty of people with money for this.

How much per sq ft have other homes in your subdivision sold for in the past 3-6 months? Are you priced at what other homes have sold for? Like others said it appears to be a nice house and it is puzzling while it hasn’t sold

You’re gonna have to drive either way, park either way. 9 more mins in the car doesn’t make a big difference. This isn’t out in the boonies

That's potentially 18 minutes (home and back), assuming the person works in Baton Rouge, which I do. And just eyeballing google maps (which is surprisingly green right now), I'm not sure that a rainy Friday at 6pm at the very end of the LSU semester is the best judge of travel time. How long does that drive take at 5pm on a Thursday in the middle of the LSU semester? And remember, the goal isn't to make it home and back before the show; the goal is to make it home and back, and have dinner out, before the show.

Of course. And there are absolutely people who want to do that. I was simply contesting the idea that the experience of living where OP does is functionally equivalent to anywhere else in the city. A good friend of mine used to live in Riverbend. Getting down there and back fricking sucked, and this is quite a bit further than that.

Not south BR. St. George. A lot of people with money want to live in Ebr not St. George for tax reasons. Plus that location is awful for traffic in rush hour. Some days is fine, some days are awful. Unpredictable. I wouldn’t pay 800k to live in that location personally

WSJ just had an article about this. Setting the price too high to begin with only to start cutting prices can backfire.

Which should not be make or break for your plans. Leave work 15 mins early then. But if it’s that important, why live in capital heights when you could pay for a shitty house in the garden district and only drive 5 mins? This is an abitrary argument that you’re making up based on some imaginary line. This OP’s house is in a good area, away from crime areas, within 20 mins of everything

I note that you ignored my follow up question. That’s a 20min drive on a sunny Thursday between 430 and 530 in the middle of the LSU semester?

I’m sure it’s just people being “arbitrary” in being willing to pay 50% more for the same house in the middle of town

Y’all are talking about homes located in two completely different sides of town. Yea, you can find a capital heights house that is pushing $250/sqft or this house off highland at just at $200sqft. That alone shows there is definitely those out there that value the capital heights location more desirable and are willing to pay a premium for it. That doesn’t mean that OPs house off highland isn’t also a desirable house for someone who spends more time in south BR. CCL isn’t too far up highland from OP and there are plenty in that subdivision that find that location desirable on that side of town as their willingness to buy homes there.

Highly unlikely the Mouton St home goes for the listed price. It’s surrounded by houses 1/5th or less of its value

100% agree. I told OP from the start that there are absolutely buyers out there for his house; it’s just a smaller buyer pool than he thinks it is, unfortunately. My point of argument with others on this thread is that they keep asserting that there’s functionally no difference in accessing major points of interest in the city from there, and I believe that to be objectively untrue. And while I’ve generally gotten better over the years about just letting people be wrong on the internet, I believe the location is one of the primary issues OP is running into, so people blowing smoke about it is a hill I’m apparently inclined to die on

Provide me “actual data” of the time frame we are actually discussing and I promise to consider it. Until then, I’ve got over two decades of experiential data I’m inclined to trust more than an off-hour Google map result
