So you've been paying insurance for a roof thats not covered?
Seems like Id want a new roof or a refund on all my premiums.
I havent read all the responses, but Id have the original inspector that said hail damage come out while your adjuster is there. Let them hash out whether of not it is hail damage.
This happened at my moms camp last yr and they got in a fistfight in the driveway. Was glorious.

Inspector said hail and insurance company said manufacturer. And of course insurance doesn’t have to pay if it manufacturer…are you certain you found the cause? I’d caution against believing the adjuster without another opinion.

If he’s seeing the same thing I’d have them check the previous agent offers and gauge interest. If they’ve moved on I’d try and work it out

Not really, you would disclose that up front to the buyer and say non-negotiable especially if the warranty is transferable. The bigger question other than you marrying a dolphin is how much of a percentage is the extra $5k? May not be that big of a deal in the grand scheme of things especially if you are getting above asking.

Adjuster said manufactured defect.

They’re paying over the asking price of 430. We walk away with a significant amount of cash. 5k is peanuts and I’m really just offering it to pay to make my problems go away.

No hail damage. Told the buyers to accept or walk.
They accepted. No $ out of pocket for me.
